ONYX Multifamily Group is looking for an experienced and motivated Leasing Manager to oversee leasing activities and support the daily operations of Ranch at 1856, our multifamily community in San Marcos, Texas.

We are looking for a customer-focused leasing professional with strong leadership, communication, and organizational skills who can guide the leasing team, support occupancy goals, and deliver an exceptional experience for prospective and current residents.

What You'll Own

As the Leasing Manager , you will oversee the leasing process, support and develop the leasing team, maintain strong resident relationships, and work closely with the Property Manager to achieve leasing and occupancy objectives.

Your responsibilities will include:

• Supervise, train, coach, and support leasing team members.

• Assign daily leasing responsibilities and monitor team performance.

• Oversee the leasing process from prospective resident inquiries through applications, approvals, and lease execution.

• Monitor leasing activity, occupancy, traffic, applications, conversions, renewals, and other leasing performance indicators.

• Conduct property tours and ensure available apartment homes, amenities, and community features are presented professionally.

• Ensure prospective residents receive accurate information regarding pricing, availability, lease terms, fees, and community policies.

• Review applications and ensure required documentation is complete and accurate.

• Oversee tenant screening procedures, including background and credit checks, in accordance with company policies and Fair Housing requirements.

• Support lease negotiations and ensure lease agreements are properly reviewed and executed.

• Assist with developing and implementing leasing strategies to support occupancy and revenue goals.

• Monitor and maintain accurate property availability, pricing, and leasing information.

• Coordinate with marketing teams to promote available units through online listings, social media, and other marketing channels.

• Ensure leasing advertisements and marketing materials are accurate and up to date.

• Support resident retention initiatives, renewal activities, and resident satisfaction efforts.

• Respond to resident and prospective resident concerns professionally and ensure appropriate follow-up.

• Assist the Property Manager with resolving resident issues, complaints, and escalated leasing concerns.

• Maintain accurate leasing records, resident information, applications, lease agreements, and related documentation.

• Prepare and submit leasing reports, traffic reports, occupancy updates, and other reports as required.

• Work closely with the Property Manager and maintenance team to coordinate move-ins, move-outs, apartment availability, and unit readiness.

• Ensure the leasing office and tour areas are clean, organized, and welcoming.

• Ensure leasing practices are consistent with Fair Housing regulations, company policies, and applicable requirements.

• Support the Property Manager with daily property operations and other assigned responsibilities.

What We're Looking For

Leasing leadership and multifamily experience matter for this role.

Required or preferred experience includes:

• Previous experience in Leasing Management, Assistant Property Management, Property Management, Multifamily Leasing , or a related field.

• Experience supervising, training, or leading leasing team members.

• Strong knowledge of leasing procedures, applications, tenant screening, lease documentation, and renewals.

• Knowledge of Fair Housing requirements and applicable leasing regulations.

• Demonstrated ability to support occupancy goals and leasing performance.

• Strong customer service, communication, conflict-resolution, and interpersonal skills.

• Ability to manage multiple priorities and meet deadlines in a fast-paced environment.

• Strong organizational skills, attention to detail, and follow-through.

• Ability to review leasing reports and monitor leasing activity and performance.

• Proficiency with Microsoft Office and property management or CRM systems.

• Ability to communicate effectively with residents, prospective residents, team members, vendors, and management.

• Ability to maintain confidentiality and handle resident information professionally.

• Ability to perform the essential duties of the position satisfactorily.

Preferred Qualifications

• At least 2 years of experience in multifamily leasing or property management .

• Previous experience as a Leasing Manager, Leasing Consultant, Assistant Property Manager, or similar role.

• Experience supervising and developing leasing team members.

• Experience with property management software and CRM systems.

• Experience with leasing reports, occupancy tracking, renewals, and resident retention.

• Experience with marketing available units and generating leasing traffic.

• Experience handling resident concerns and resolving customer service issues.

• Bachelor's degree in Business Administration, Real Estate, Property Management, or a related field preferred.
