Basic Function:

Under the direction of the Director of Environmental Services and the Maintenance Supervisor, the technician is responsible for keeping the building and equipment in good working order, keeping the residents satisfied with maintenance services, responding to emergency situations, performing work orders as requested, performing preventive maintenance work and working cooperatively within the community.

Major Responsibilities:

• Perform day-to-day routine maintenance and repair as required to keep the building and equipment in food working condition.
• Perform painting, caulking, sealing activities.
• Repair plumbing problems from leaks and clogs.
• Repair furniture, small scale appliances and equipment.
• Replace filters in heating and cooling systems.
• Maintain tools and equipment in good working condition.
• Perform routine preventive maintenance on variety of equipment such as boilers, water systems, washers and dryers.
• Participate in routine fire safety program.
• Assist residents with hanging pictures, assembly of minor equipment, hanging window coverings and furniture redecorating.
• Assist in configuration of common area rooms for functions.
• Run errands for parts and materials as needed.
• Participate in being On-Call for emergencies.
• Keep supervisor and Department Director informed in all matters related to maintenance of the building and equipment.
• Create a positive and sincere impression of Edgewood Summit to residents, staff, visitors and employees.
• Conduct and behavior is pleasant and professional with a customer service and team work attitude at all times.
• Actively incorporates Pinnacle standards into everyday performances.
• Perform other related duties as assigned.
• Participate in all required annual training and annual health testing.

Working Relationships:

Must demonstrate professional mannerism and interact with Supervisor’s, co-workers, residents, visitors and family members in a respectful manner. Resident privacy and confidentiality must be assured and respect of belongings of others.

Minimum Qualifications:

• High school education or GED equivalent.
• Prefer one year or more of technical school training.
• Prefer one year or more of maintenance related experiences.
• Must have basic knowledge of routine maintenance and repair activities.
• Must have basic knowledge of construction principles.
• Be physically capable of working in confined areas, climbing ladders, lifting heavy objects, etc.
• Must practice and be aware of proper safety techniques.
• Possess good communication skills and work cooperatively with others.
• Be available to work weekends and holidays and alternate shifts.
• Be free of criminal record, be free of communicable disease and pass an annual physical examination to perform the required work.
• Must obtain a valid driver’s license.
