Job Description

Project Coordination & Execution

• Assist Project Managers and Development Executives in overseeing projects from acquisition through construction completion and turnover.
• Coordinate project schedules, milestones, and deliverables to ensure timely execution.
• Track project progress and provide regular status updates to leadership.
• Maintain project documentation, contracts, permits, and development files.

Financial & Budget Management

• Support budget preparation, cost tracking, and forecasting activities.
• Review contractor invoices, change orders, and payment applications for accuracy.
• Monitor project expenditures and assist with maintaining budget compliance.
• Prepare financial reports and project summaries for management review.

Construction & Development Support

• Coordinate with architects, engineers, consultants, contractors, and subcontractors.
• Participate in project meetings and prepare meeting agendas and minutes.
• Conduct site visits to monitor construction progress and identify potential issues.
• Assist with resolving project challenges related to scheduling, permitting, and construction activities.

Entitlements & Regulatory Compliance

• Assist with municipal approvals, zoning applications, permits, and inspections.
• Coordinate submissions and communications with local municipalities and regulatory agencies.
• Ensure project files remain compliant with applicable building codes and regulations.

Stakeholder Communication

• Serve as a liaison between internal teams and external project partners.
• Foster strong relationships with contractors, consultants, vendors, and local officials.
• Communicate project updates, risks, and opportunities to management.

The Successful Applicant

Required Qualifications

• Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate Development, Business, or a related field.
• 2-5 years of experience in project management, construction management, real estate development, or related industries.
• Understanding of construction processes, project scheduling, and budgeting.
• Proficiency with Microsoft Office Suite, particularly Excel, Word, and Project.
• Strong organizational skills with exceptional attention to detail.
• Excellent verbal and written communication skills.

Preferred Qualifications

• Experience working on commercial, mixed-use, multifamily, or residential development projects.
• Familiarity with New Jersey permitting, zoning, and development processes.
• Experience with project management software such as Procore, Bluebeam, Smartsheet, or similar platforms.
• OSHA certification or construction-related certifications are a plus.
