Application Technician

Job Summary The Applications Technician administers, maintains, and optimizes the Computerized Maintenance Management System (CMMS) supporting facility operations, maintenance programs, asset management, and workforce productivity. This role serves as the primary system administrator for CMMS applications, ensuring accurate asset data, work‑order management, preventive maintenance scheduling, reporting, and user support. The technician works closely with facility managers, maintenance technicians, engineering teams, IT personnel, and vendors to keep the CMMS as a reliable business system that supports operational excellence, compliance, asset reliability, and data‑driven decision‑making. Essential Duties & Responsibilities CMMS Administration & System Management – Administer and maintain CMMS platforms, manage user accounts and security, coordinate updates, troubleshoot issues, and serve as the primary point of contact for support requests. Asset Management & Data Governance – Create, maintain, and validate asset records; support onboarding, migrations, and expansion projects; conduct audits; implement data‑quality controls and standardization processes. Work Order Management – Create, assign, schedule, track, and close maintenance work orders; verify documentation; monitor status; support emergency, corrective, preventive, and predictive workflows; analyze history for trends. Preventive Maintenance Program Administration – Develop, schedule, and maintain PM programs and task libraries; monitor compliance; work with supervisors to address backlog and ensure equipment reliability. Reporting, Analytics & KPI Management – Generate routine and ad‑hoc reports; track KPIs such as PM completion rate, work‑order backlog, MTBF, MTTR, asset downtime, labor utilization and maintenance compliance; develop dashboards and recommend process improvements. User Support & Training – Provide day‑to‑day technical support; train users; develop guides and SOPs; promote data entry accuracy and system adoption. IT & Systems Integration Support – Support CMMS integrations with ERP, procurement, inventory, and building management systems; maintain databases; coordinate with IT on security, backups and cybersecurity; participate in testing and enhancement projects. Qualifications Education – Associate degree in Information Technology, Computer Science, Facilities Management, Engineering Technology, or related field; high school diploma or equivalent considered. Business Experience – Minimum 2–3 years administering CMMS or related maintenance systems. Licenses/Certifications – Experience with common CMMS platforms such as Corrigo, Maximo, Maintenance Connection, e‑Maint, UpKeep, Hippo, Fiix, FMX, or Archibus; strong knowledge of maintenance workflows, asset management principles, and preventive maintenance programs. Technical Skills – CMMS administration, asset management, preventive maintenance program management, work‑order management, reporting and analytics, data validation and quality assurance, Microsoft Excel and Power BI, basic network and IT troubleshooting, user access and security administration, systems integration support, software testing and UAT. Language Skills Read and interpret safety rules, operating maintenance instructions and procedure manuals. Write routine reports, correspond letters and speak effectively before groups. Physical Demands Frequent standing, walking, sitting, using hands to handle items, reaching, talking, and hearing. Occasional climbing, stooping, kneeling, crouching, crawling, and lifting up to 50 pounds. Specific vision abilities required to adjust focus. Work Environment Exposure to moving mechanical parts, high or precarious places, fumes or airborne particles, toxins, chemicals, extreme temperatures, electrical shock risk, vibration, and moderate noise levels.
