Job Title: Maintenance Supervisor Job Description

We are seeking a skilled and hands-on leader to oversee a team of Maintenance Technicians across a residential property portfolio. The role involves managing daily maintenance operations, assigning and tracking work orders, ensuring quality repairs, coaching technicians, and maintaining safe, well-functioning communities for residents. The ideal candidate possesses strong technical expertise across multiple trades, including plumbing, electrical, carpentry, and general building maintenance, along with excellent leadership, communication, and organizational skills. This position requires a proactive leader who is comfortable using mobile technology and property management software to manage work orders, technician productivity, and labor tracking. Participation in a weekend on-call rotation of 1 week on and 2 weeks off is required.

• Oversee daily maintenance operations across residential properties.
• Assign and track work orders using mobile technology.
• Ensure quality repairs and safe, well-functioning communities for residents.
• Coach and develop a team of Maintenance Technicians.
• Utilize property management software for work orders, productivity, and labor tracking.
• Participate in a weekend on-call rotation.

• 5+ years of residential or commercial maintenance experience.
• 2-3 years of supervisory or team leadership experience.
• Strong knowledge of plumbing, electrical, carpentry, and general maintenance practices.
• Valid driver's license and acceptable driving record.
• Comfortable using mobile applications and digital work-order systems.
• Ability to lift 50+ pounds and perform physically demanding work.

• Multi-family property maintenance experience.
• EPA Certification.
• HVAC experience or certification.
• OSHA 10 or OSHA 30 Certification.
• Trade school education or related certifications.
• Experience managing maintenance operations across multiple properties.

This is a field-based role supporting multiple residential communities. Work involves a combination of indoor and outdoor tasks in varying weather conditions, including frequent walking, climbing stairs, bending, kneeling, lifting, and carrying equipment. Regular use of maintenance tools, equipment, and mobile technology is required. Travel between properties throughout the local market is necessary, along with participation in after-hours emergency coverage through an on-call rotation.

This is a Permanent position based out of Buffalo, NY.

The pay range for this position is $30.00 - $34.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
