Superintendent

We are seeking a highly skilled and technology-driven Senior Superintendent to lead complex Tenant Improvement (TI), Interior Office Buildout, and Life Sciences construction projects from preconstruction through closeout. This individual will serve as the primary on-site leader, ensuring projects are delivered safely, on schedule, within budget, and to the highest quality standards.

The ideal candidate is a client-facing construction professional with exceptional scheduling, communication, and leadership abilities. This role requires a superintendent who is highly proficient in Microsoft Scheduling and Project Management tools , leverages technology for team collaboration and project coordination, and possesses a strong understanding of mechanical, electrical, and plumbing (MEP) systems . Experience managing occupied-space renovations, laboratory environments, and sophisticated life sciences facilities is highly preferred.

Key Responsibilities

Project Leadership & Field Operations

• Direct and oversee all daily construction operations, field activities, and site logistics.
• Lead project teams, subcontractors, suppliers, and field personnel to ensure efficient execution of work.
• Ensure projects are completed safely, on schedule, and in accordance with contract documents and client expectations.
• Conduct regular site walks, quality inspections, and progress reviews to proactively identify and resolve issues.
• Manage project milestones, critical path activities, and schedule recovery efforts when necessary.

Scheduling & Technology Utilization

• Serve as the project scheduling leader utilizing Microsoft Scheduler, Microsoft Project, Outlook, Teams, and other Microsoft 365 collaboration platforms .
• Develop, maintain, and communicate detailed short-term and long-term schedules to project stakeholders.
• Coordinate and facilitate virtual and in-person meetings using Microsoft Teams and other collaboration technologies.
• Use technology to track project progress, document field activities, manage action items, and provide real-time project updates.
• Generate and distribute scheduling reports, look-ahead schedules, meeting minutes, and project status updates.

Client & Stakeholder Management

• Act as the primary field representative and trusted advisor for clients, architects, engineers, and consultants.
• Maintain strong client relationships through proactive communication, responsiveness, and professionalism.
• Lead owner meetings, subcontractor coordination meetings, and project update discussions.
• Effectively manage client expectations while driving schedule commitments and project objectives.

MEP & Life Sciences Expertise

• Coordinate complex MEP installations , commissioning activities, and system integrations.
• Work closely with design teams and trade partners to resolve technical issues involving HVAC, plumbing, electrical, controls, and specialty systems.
• Manage projects involving laboratories, clean environments, cGMP spaces, research facilities, and other life sciences environments.
• Oversee testing, balancing, startup, commissioning, and turnover activities to ensure successful project completion.

Safety & Quality

• Maintain the highest standards of jobsite safety and OSHA compliance.
• Enforce company safety policies and lead proactive safety initiatives.
• Drive quality assurance and quality control efforts throughout all phases of construction.
• Ensure all work complies with project specifications, local building codes, and client requirements.

Required Qualifications

• 8+ years of experience as a Superintendent leading commercial construction projects.
• Extensive experience managing Tenant Improvement (TI) projects and Interior Office Buildouts .
• Demonstrated success leading projects in occupied environments and fast-track construction schedules.
• Strong understanding of commercial construction means, methods, and sequencing.
• Advanced ability to read and interpret construction drawings, specifications, and contract documents.
• Proven experience coordinating complex MEP scopes and managing critical building systems.
• Exceptional client-facing communication and relationship-building skills.
• Strong leadership presence with the ability to effectively manage subcontractors and project teams.
• Proficiency with Microsoft 365 applications including:
  • Microsoft Scheduler
  • Microsoft Project
  • Microsoft Teams
  • Outlook
  • Excel
  • SharePoint
• Excellent organizational, scheduling, and time-management skills.
• Ability to make sound decisions in fast-paced construction environments.

Preferred Qualifications

• Experience supervising Life Sciences, Laboratory, Pharmaceutical, Healthcare, or Mission-Critical Construction Projects .
• Strong MEP background with commissioning and turnover experience.
• OSHA 30 Certification.
• Experience with Procore, Bluebeam, BIM coordination, and construction management software.
• Bachelor's degree in Construction Management, Engineering, or related field preferred.
