Groundskeeper

Overall Functions:

Position is responsible for keeping the property grounds, stairways, and other public areas neat, clean and free of debris.  Position may also be required to perform other cleaning and basic maintenance/repair work under the supervision of the Maintenance Supervisor or Property Manager.

Essential Functions:

•    Requisitions supplies, parts and equipment from storage areas and advises the Maintenance Supervisor and/or Property Manager.
•    Works with Maintenance Supervisor and/or Property Manager to keep storage and shop area in a neat, well-stocked, clean, organized manner.
•    Works with property staff members to maximize renewals by performing maintenance procedures as required by the Maintenance Supervisor and/or Property Manager
•    Assists with the completion of basic, routine property maintenance tasks requested by the Maintenance Supervisor and/or Property Manager.
•    Works with maintenance team to complete turn-key operations.  Trashes out apartment units and empties trash into dumpster
•    Under the direction of the Maintenance Supervisor and/or Property Manager, regularly inspects property and reports maintenance and repair issues.
•    Regularly inspects grounds, stairways and common areas.  Insures all areas are clean and free of debris.  Sweeps and blows walkways and common areas, rakes grounds, picks-up and deposes of trash including boxes, furniture, fixtures and furnishings, and cleans windows, doors and signs, vacuums and mops floors as required.  Required to keep the pool area clean and may be required to perform basic pool maintenance.
•    Performs trash removal functions including transporting trash to the dumpster and compacting trash.  Keeps the dumpster area clean and neat.
•    Works with Maintenance Supervisor and/or Property Manager to ensure adherence to company safety standards, policies and procedures.  Uses safety equipment, as required.  Also, under the direction of the Maintenance Supervisor and/or Property Manager completes safety inspections and adheres to company key control policies.

Other Requirements:

•    Must successfully pass background screening and pass drug testing.
•    Experienced in the usage of normal hand tools used in construction, maintenance and landscaping.
•    Have a valid driver’s license, a good driving record and up-to-date auto insurance.
•    Must be able to work any of the seven days of the week as necessary to get the job done.
•    Must be able to work inside and outside in all types of weather.  Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 lbs with frequently lifting and carrying up to 50 lbs.  Good eye/hand coordination is essential.  Color perception, the ability to differentiate colors in terms of hue, and the ability identify a particular color or color combination from memory is required.  Must be able to lift and work heavy equipment and utilize a ladder as required.
