Full-Time General Management El Segundo, CA, US Salary Range: $94,000.00 To $117,000.00 Annually

GENERAL SUMMARY

The position is responsible for the day-to-day and strategic oversight of facility operations, property management, and construction/project delivery across all owned and leased locations. Under general direction, this role leads the facility maintenance program, vendor/contractor performance, building emergencies, office space planning and moves, and coordination of facility-related services to ensure a safe, secure, and efficient workplace. In addition, this position plans, scopes, and manages construction and facilities projects including new sites, relocations, significant remodels, and facility refreshes, coordinating with internal partners, architects, contractors, and authorities having jurisdiction to deliver projects on time and within budget. The role operates with minimal supervision and is authorized to take reasonable actions necessary to carry out assigned responsibilities consistent with cost-effective practices and Company policy and procedures.

NATURE AND SCOPE OF POSITION

This position manages all assigned facility operations and construction/project phases, activities, and tasks across multiple sites and often oversees multiple projects concurrently. The Facilities & Construction Manager is expected to apply sound judgment, communicate effectively with stakeholders, and drive operational excellence, efficiencies, and cost savings while maintaining service levels and compliance. The role is authorized to take reasonable actions necessary to carry out assigned responsibilities, provided that such action is consistent with cost-effective practices and is consistent with Companywide policy and procedures.

SUPERVISORY RESPONSIBILITIES

The position supervises the following positions: Facilities Maintenance Engineers Facilities Maintenance Engineer Lead This position also leads, coordinates, and oversees the work efforts of contractors and external service providers and may provide functional guidance to resources on other internal teams supporting facility initiatives.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Owns and continuously improves the overall facility maintenance program for all owned and leased locations. Oversees day-to-day facility operations including building systems performance, service request intake/triage, preventative maintenance, and reliability/uptime metrics. Serves as primary point of contact for building emergencies and urgent facility issues; coordinates incident response and communicates status/escalations to leadership as needed. Leads vendor and contractor management including sourcing, bid process administration, contract execution support, performance monitoring, and service-level accountability. Performs periodic review of facility maintenance records, vendor contracts Partners with branch/office leaders and property managers/landlords to address facility needs, coordinate access and repairs, and ensure consistent service delivery across locations. Coordinates office space planning, moves, and occupancy support; maintains facility floor plans and vacancy/space utilization reporting as applicable. Supports lease administration activities and related documentation coordination; may support REO-related facilities needs, bids, and contractor management as assigned. Manages subtenants at subleased locations, including coordination of facility obligations, vendor access, and service expectations in alignment with lease terms. Plans, scopes, and manages construction and facilities projects including new facilities, relocations, major remodels, and refresh initiatives. Supports site selection efforts for DeNovo branches and relocations; provides facilities/construction input, feasibility considerations, and cost/risk feedback. Coordinates with architects, designers, engineers, contractors, and business unit owners through design development, permitting, procurement, and construction closeout. Provides project cost analysis, value engineering recommendations, schedule oversight, change control support, and quality assurance to ensure adherence to approved scope, budget, and specifications. Conducts site inspections (or reviews inspection reports) to verify progress, workmanship, safety, and completion against approved plans and requirements. Obtains/coordinates required permits and approvals for construction and building repairs/improvements; ensures applicable requirements are met. Identifies opportunities for operational excellence, efficiencies, and cost savings; recommends and implements process improvements where appropriate. Manages competing priorities, sets expectations, and meets deadlines in a fast-paced environment while maintaining high quality and customer service.

MINIMUM QUALIFICATIONS

Knowledge, Skills and Abilities Strong knowledge of facility operations and the construction industry, including common building systems and vendor service models. Working knowledge of bid processes, building contracts, lease obligations, and contractor/vendor management best practices. Demonstrated project management capability, including scope development, budgeting, scheduling, change management, and stakeholder coordination. Strong analytical skills with the ability to analyze and interpret complex information, data, and financial impacts (e.g., ROI, lifecycle costs). Ability to negotiate, manage, and evaluate contractors, consultants, and service providers, skilled in performance management and issue resolution. Excellent written and verbal communication skills, including the ability to present project updates and recommendations to leadership. Strong interpersonal, organizational, and customer service skills; ability to work effectively across multiple departments and locations. Proven ability to manage multiple tasks in a flexible, fast-paced environment; strong attention to detail and follow-through. Ability to value engineering cost-effective solutions while maintaining quality and compliance. Highly motivated, self-managing, collaborative team player with the ability to maintain confidentiality as needed. Technical proficiency with AutoCAD (or similar), MS Office, and facility/project management software tools (preferred/beneficial). Education, Training and Experience Potential candidates for this position must meet the following requirements: Bachelor’s Degree in a related field (or equivalent experience). 7–10 years of progressively responsible experience in facilities management and/or construction project management for a corporation, including multi-site operations. Prior experience leading construction projects (new builds, remodels, or refreshes) and managing contractors and consultants. Supervisory/people leadership experience preferred (commensurate with direct report structure). One year of relevant professional-level work experience may be substituted for one year of required education.

WORKING CONDITIONS

The working environment is generally favorable. Lighting and temperature are adequate, and there are no hazardous or unpleasant conditions caused by noise, dust, etc. The job may require flexibility with regards to scheduling days, hours, and work location, depending on business needs. The job is typically sedentary but may require standing and walking up to 35% of the work time to transfer files, ask questions, and related activities. While performing the job duties of this position, the employee is regularly required to sit; talk or hear in person and by telephone; use hands to operate standard office equipment; reach with hands and arms; lift minimum 10 lbs. The employee is frequently required to walk and stand. Vision abilities required by this job include close vision and the ability to adjust focus to read and operate office equipment, as necessary. The employee works under typical office conditions and noise levels.
