Assistant Maintenance Manager – Parking OperationsDepartment: Operations / MaintenanceReports To: Maintenance Manager (or General Manager, as assigned)Requirement: Basic tool knowledge, basic plumbingSalary: $40,000.00-$45,000.00 year DOEShift/work hours: Training 8-5pm, then noon-8pm or early evening shifts. Will need to work weekends as needed by managementPosition SummaryThe Assistant Maintenance Manager supports the daily maintenance and operational readiness of parking facilities, including garages, surface lots, and related infrastructure. This role assists with preventive maintenance, vendor coordination, safety compliance, and work order management to ensure facilities are clean, safe, functional, and client-ready at all times.The position serves as a key support role to the Maintenance Manager, helping execute maintenance plans while also stepping in to lead crews, vendors, or projects as needed.Key ResponsibilitiesMaintenance OperationsAssist in overseeing day-to-day maintenance activities for parking garages, surface lots, and equipmentSupport preventive maintenance programs for lighting, signage, striping, gates, elevators, stairwells, and structural componentsPerform or coordinate minor repairs (electrical, plumbing, painting, concrete patching, signage installs, etc.)Conduct routine facility inspections and document deficienciesEnsure timely completion of maintenance work orders and corrective actionsWork Order & System ManagementAssist in managing maintenance requests using CMMS platforms (e.g., FIIX, Tasker, or equivalent)Ensure work orders include accurate issue descriptions, diagnostics, photos, and completion notesReview open items weekly and escalate unresolved issues to the Maintenance ManagerTrack recurring issues and recommend corrective or long-term solutionsVendor & Project SupportCoordinate with third-party vendors for repairs, cleaning, striping, electrical, elevator, gate, and structural workAssist with project oversight for capital improvements and facility upgradesVerify vendor work quality and report deficiencies or warranty issuesSupport invoice review by confirming work completion and scope accuracySafety & ComplianceAssist in maintaining compliance with safety standards, OSHA guidelines, and company SOPsConduct safety walks and identify hazards such as lighting outages, trip hazards, leaks, or equipment failuresSupport snow and ice operations, emergency response, and severe weather readinessEnsure proper storage and use of tools, materials, and PPETeam & Operations SupportProvide direction to maintenance staff when the Maintenance Manager is unavailableSupport staffing coverage during large events, high-volume periods, or emergenciesAssist with onboarding and training of maintenance team membersPromote a culture of accountability, professionalism, and proactive maintenanceRequired Qualifications2–5 years of experience in facility or maintenance operations (parking, transportation, commercial facilities, or similar)Working knowledge of basic electrical, plumbing, lighting, and building systemsExperience using maintenance management or work order systemsAbility to read basic plans, diagrams, and maintenance documentationValid driver’s license and ability to operate company vehiclesPreferred QualificationsExperience with parking garage operations or municipal facilitiesFamiliarity with gate systems, pay stations, or parking equipmentExperience coordinating vendors and managing small projectsKnowledge of ADA, safety, and compliance requirementsSkills & CompetenciesStrong organizational and follow-up skillsAbility to prioritize tasks in a fast-paced environmentClear written and verbal communicationHands-on, solution-oriented mindsetAbility to work independently and as part of a teamPhysical & Work EnvironmentAbility to walk parking garages and surface lots dailyAbility to lift up to 50 lbsExposure to outdoor weather conditionsOccasional evenings, weekends, or on-call availability during events or emergenciesbasic tool operations and safety #J-18808-Ljbffr
