Community Manager - Arlo

Job Summary Community Manager for an assigned property. Responsible for day‑to‑day operations, achieving budgeted financial and operational goals, and ensuring compliance with company policies and federal housing laws. Responsibilities Oversee daily property operations to meet established budgeted financial goals. Control expenditures to remain within approved budget limits and manage the petty cash fund. Manage lease enforcement by reviewing resident applications, discounts, renewals, and ensuring proper notice requirements are met. Hire, train, and evaluate property staff; conduct performance management and lead the team toward operational objectives. Provide owner/client reporting, respond to requests, and maintain strong communication with stakeholders. Conduct regular property and building inspections to maintain safety, cleanliness, and appearance standards. Coordinate maintenance and repair responses to resident service requests in accordance with company standards. Assist with financial reporting, including reviewing invoices, coding charges, and preparing monthly status reports. Execute short‑ and long‑term marketing and leasing strategies based on market trends to achieve occupancy and revenue targets. Support a diverse and inclusive work environment and cooperate with company values. Qualifications & Skills Previous property management experience (mandatory); fee management experience is a plus. Proven supervisory experience: hiring, leading, and evaluating team members. Proficient with MS Office Suite and Yardi/OneSite property‑management software. Financially savvy: experience creating and adhering to budgets and performing fiscal reporting. Excellent communication skills, including reading, writing, and oral communication. Strong customer service, conflict‑resolution, and problem‑solving abilities. Detail‑oriented, self‑motivated, and capable of working independently or collaboratively. Valid driver's license and authorization to operate a golf cart on the property. Required Experience 4–6 years of relevant experience in property management, sales, marketing, or customer service. A bachelor’s degree in Business Management, Real Estate, or a related field is preferred. Benefits Competitive salary range: $87,150 – $104,750. Quarterly or annual bonus opportunities for corporate roles; weekly, monthly, or quarterly bonuses for on‑site positions. Health benefits including medical, dental, vision, and disability & life insurance. Paid time off: 15 days vacation, 4 personal days, 10 sick days, 11 paid holidays, birthday off after one year, and additional vacation with tenure. 401(k) with company match up to 6% after six months of service.
