These values guide how we serve our residents, support our teams, and operate our communities.Position SummaryThe Assistant Service Manager is responsible for assisting with the management of the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance as well as the make-ready process.Key ResponsibilitiesSchedule and perform routine preventative maintenance in accordance with the Company's Preventative Maintenance Policy.Coordinate and oversee all work by sub-contractors. Ensure that all make-ready repairs and services are completed correctly and on schedule.Maintain service shop so that it is safe, clean and well organized, with adequate inventory of spare parts and maintenance materials to handle most common repairs and situations and ensuring all tools and equipment are properly stored and well-maintained at all times.Inspect vacated apartments and complete make-ready checklist. Inform Service Manager and Property Manager of needed services and repairs.Perform duties necessary to restore apartments to "market ready" status in a timely manner and in accordance with the Company's Apartment Make Ready Policy.Ensure service requests are completed with a strong focus on resident satisfaction putting People First in every interactionPromote sustainable practices in maintenance operations, supporting Ginkgo's commitment to being Rooted in SustainabilityContinuously improve processes and develop team capabilities to Cultivate & Elevate performanceQualifications/RequirementsMinimum of 2 years of maintenance experience (multifamily required)HVAC, EPA, and CPO certificationsStrong knowledge of building systems including HVAC, plumbing, electrical, and appliancesExperience with property management software (e.g., Onesite, Yardi, or similar) preferredStrong leadership, organizational, and problem-solving skillsExcellent communication and customer service skillsAbility to manage multiple priorities and act decisively with purposeValid driver's licenseAvailability for rotating weekends and on-call emergency maintenanceKey Physical DemandsLifting & Carrying: Ability to regularly lift and carry up to 50 pounds; team assistance or mechanical support may be required for heavier items (50–100+ pounds)Mobility & Stamina: Ability to stand, walk, bend, stoop, kneel, and crawl for extended periods throughout the workdayAgility & Positioning: Ability to work in confined or awkward spaces, including crawlspaces, under equipment, or in kneeling or crouched positionsClimbing: Ability to safely climb ladders and stairs, including accessing rooftops and elevated areas for maintenance tasks (e.g., HVAC systems)Manual Dexterity: Frequent use of hands and fingers to operate tools, equipment, and controls with precisionEnvironmental Conditions: Ability to work in a variety of environments, including exposure to heat, cold, noise, humidity, dust, and chemicalsStrength & Endurance: Ability to push, pull, and maneuver equipment, materials, and tools as required for maintenance tasksVision & Hearing: Sufficient visual acuity to read technical documents and identify issues in low-light conditions; ability to hear and interpret equipment sounds for diagnostic purposesOn-Call Availability: Ability to provide 24-hour emergency maintenance support on a rotating, on-call scheduleTravel: Ability to operate a motor vehicle and travel between properties or locations as neededWhat We OfferCompetitive pay with performance incentivesComprehensive benefits: Medical, Dental, Vision AND company paid coverageGenerous PTO, holidays, Work Anniversary Day Off, and Paid Volunteer Time401(k) with match, stock options, and professional growth opportunitiesSupportive, dynamic work environment with housing perks and parental leaveDisclaimer/Other DutiesThis document describes the position currently available and serves only as a summary of the typical functions of the job.
