Essential Job Functions Exercise discretion and judgment to define and achieve property objectives. Develop and recommend changes to property structure, management, and goals. Manage renewal offers prior to lease expirations. Create and post 10‑day notices and small balance letters for non‑payment of rent and send late fees. Oversee finalized paperwork for Move‑Out Review and submit to Haven Residential. Ensure work orders are entered and closed out timely. Resident Management Maintain a 95% or higher collected occupancy rate. Renew 100% of resident leases at or near market rent, at least 30 days before expiration. Serve as first point of contact for residents. Show units, accept applications, and complete lease processes for current and future units. Process applications accurately according to company guidelines. Submit all leases and applications immediately with appropriate deposits. Ensure all leases are fully signed and money paid before issuing keys and access codes. Complete move‑in and move‑out checklists with residents. Prepare vacate settlement statements and return all lease copies to office within one week. Submit weekly activity summary and time log to the Regional Manager. Maintain confidentiality regarding property, ownership, and resident matters. Conduct business in accordance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other applicable laws. Follow Haven Residential Operations and Policy Manual procedures. Document and log all maintenance requests. Provide monthly and weekly financial reporting. Marketing Study market trends and opportunities related to utilities, parking, value‑added services, and community needs. Survey neighboring properties for amenities, rents, concessions, and curb appeal. Conduct open houses and participate in Corporate Manager events. Distribute resident communications (newsletters, notices, etc.). Design, recommend, and implement resident retention and incentive programs. Post vacant units on Craigslist and other approved marketing venues. Employee Management Direct work of at least two full‑time team members. Monitor and evaluate team performance; recommend hiring, firing, promotion, and other status changes. Provide mentoring and training to enhance employee value. Enforce quick and decisive disciplinary action when required. Monitor time reporting and ensure quality and efficiency of work completion. Manage employee needs and certification training to promote teamwork. Qualifications Superior organization and communication skills. Ability to provide courteous and professional service to residents, team members, and supervisors. Ability to maintain professional relations with vendors and other service providers. Honesty in time reporting. Reliability. Knowledge of Microsoft Office (Excel, Word, PowerPoint, etc.). Valid driver’s license (may be required).
