About Us

Appell Striping of Charleston is a locally owned parking lot maintenance company serving property managers, HOAs, and commercial property owners across the Charleston, SC metro area. We provide sealcoating, line striping, crack filling, and pothole repair services that keep parking lots safe, compliant, and looking sharp.

The Role

We're looking for a driven, self-motivated Commercial Sales Representative to generate new business and build lasting relationships with property managers and commercial property owners throughout the Charleston MSA. This is a 100% commission-based, independent contractor role with uncapped earning potential - the more accounts you land, the more you earn. No prior experience in the parking lot or paving industry is required; we'll train you on the services. What matters most is a strong work ethic, comfort with outbound prospecting, and the drive to close deals.

Key Responsibilities

Prospecting & Lead Generation

- Identify and research commercial properties, HOAs, and property management companies with parking lot maintenance needs across the Charleston metro

- Generate leads through cold calling, email outreach, networking, and in-person visits

Client Relationships

- Build and maintain relationships with property managers, HOA boards, and commercial property owners

- Conduct on-site walkthroughs to assess parking lot conditions and scope project needs

Sales Execution

- Present proposals and pricing to prospective clients

- Negotiate and close contracts for sealcoating, striping, crack filling, and pothole repair services

- Coordinate with the operations team for a smooth handoff from signed contract to scheduled work

Pipeline & Reporting

- Track outreach, leads, and deal status in the company CRM

- Provide regular updates on pipeline activity and closed business

Qualifications

- Strong communication and interpersonal skills; comfortable with cold calling and in-person prospecting

- Self-motivated and able to work independently, managing your own schedule and pipeline

- Reliable transportation for traveling to client sites across the Charleston MSA

- Prior sales, B2B, or customer-facing experience preferred but not required

- Familiarity with the Charleston commercial real estate or property management market is a plus

Compensation

- 100% commission - no base salary or draw

- Uncapped earning potential, paid per signed contract
