Resident Maintenance Specialist

Position: Resident Maintenance Specialist Play a crucial role in maintaining the quality and comfort of our properties by overseeing tenant maintenance requests and balancing cost control, customer service, and asset preservation. Responsibilities Oversee a portfolio of maintenance work from initiation to completion, including complex work orders. Assist in managing Capital Improvement Projects and vendor selection. Collaborate with the Supervisor of Market Maintenance, Director of Property Operations, Field Schedulers, and Vendor Performance Specialist to meet service metrics. Receive, review, and document maintenance requests in company systems. Assign work orders to internal or external resources, following company guidelines. Approve vendor bids and manage change orders when necessary. Provide recommendations to leadership regarding vendor utilization and pricing. Diagnose maintenance problems accurately and determine appropriate solutions. Determine the cost of proposed solutions using company guidelines. Dispatch clear and timely instructions to vendors for resolution of maintenance problems. Qualifications High School Diploma or GED (required). Minimum one year of experience in construction or maintenance; property management, logistics scheduling, or dispatching preferred. Basic understanding of single‑family home systems and components (appliances, HVAC, etc.). Bilingual (English/Spanish) verbal and written skills preferred. Intermediate knowledge of Microsoft Office and PC skills. Intermediate experience with Customer Service Software applications, VOIP phone systems, CRM, InContact, and Balto. Excellent verbal and written communication, problem‑solving, time‑management, and conflict‑resolution skills. Flexibility to work weekends and evenings if assigned. Compensation The anticipated pay range for this hourly position is $23.19 to $27.83. Starting base pay will depend on geographic location, education, training, skills, and experience.
