Residential Reconstruction Operations Manager

Division: Disaster Services - Reconstruction
Location: Asheville / Western North Carolina
Salary: $90,000-$110,000 annually
Reports to: Executive Leadership
Travel: Regional and statewide travel as needed

Timberline Construction Group is seeking an experienced Residential Reconstruction Operations Manager to lead rebuilding efforts across Western North Carolina. You will oversee a portfolio of approximately 20-40 active residential sites , with projects at different stages of demolition, site preparation, construction, inspection, and closeout.

This role calls for a leader who can solve problems in the field while keeping the entire portfolio on schedule, within budget, and properly documented. You'll work closely with superintendents, subcontractors, inspectors, clients, and disaster recovery program representatives.

What You'll Lead

• Manage residential reconstruction from demolition and site preparation through rebuilding, final inspections, punch lists, closeout, and warranty.

• Direct field teams and subcontractors across multiple sites, setting priorities and holding partners accountable for safety, quality, and schedules.

• Coordinate permits, materials, inspections, and construction starts; identify delays and resolve issues before they affect other projects.

• Monitor budgets, subcontractor costs, change orders, billing milestones, and overall project performance.

• Maintain accurate electronic schedules, site photos, reports, inspection records, and closeout documents.

• Ensure work meets applicable building codes, safety standards, and CDBG-DR program requirements .

• Provide clear portfolio updates to leadership, clients, and program stakeholders.

What We're Looking For

• 5+ years of residential reconstruction experience , including direct involvement in demolition and rebuilding.

• Demonstrated experience overseeing 20 or more active residential reconstruction sites simultaneously .

• Strong knowledge of residential construction methods, scheduling, estimating, cost control, and subcontractor management.

• Experience working with permitting authorities, inspectors, and regulated or disaster recovery construction programs.

• Ability to read plans, scopes of work, specifications, and project schedules.

• Strong proficiency with Microsoft 365 and construction management software, including digital tracking, reporting, and documentation.

• Ability to travel throughout North Carolina as project needs require.

A bachelor's degree in Construction Management or a related field is preferred. Equivalent hands-on reconstruction and operations leadership experience will be considered.
