Senior Project Manager
$180k - $220kBCCI Construction Company
Overview BCCI, part of the STO Building Group, is seeking a Senior Project Manager in Los Angeles. The Senior Project Manager provides overall construction and business‑management direction for single and/or multiple projects to ensure quality control, profitability, and client satisfaction. The primary objective is to ensure client satisfaction by understanding and communicating the client’s vision and objectives, delivering projects on time, and meeting the established budget. Responsibilities include managing the project from preconstruction through closeout, ensuring contractual and specification compliance, advising on constructability issues, setting quality standards, managing team collaboration, and achieving or exceeding forecasted profit goals. The role also involves training and directing direct reports and contributing to the company’s culture, mission, and values through thought leadership. Candidates should have current experience managing projects with 12‑20 week construction schedules in a fast‑paced environment. They should demonstrate the ability to manage multiple projects simultaneously, typically four or more active projects at once within the last year. Recent experience in corporate interiors and tenant improvement—including coordination of millwork, furniture integration, lighting design, and architectural finishes—is required. An up‑to‑date understanding of standard building codes, city permitting processes, and construction documentation requirements is essential. Experience working with corporate tenants, ownership groups, designers, and brokers with a strong emphasis on communication and client relationship management is required. Responsibilities Assume overall project responsibility from preconstruction through closeout, including client relations, subcontractor relations, constructability, team collaboration, project schedule, reports, and budgets. Set up and maintain all project documents for procedural and contractual compliance. Initiate and maintain positive working relationships with clients, architectural/engineering contacts, consultants, subcontractors, vendors, and other project team members; maintain effective relationships within the company’s departments. Provide accurate monthly job cost commitment reports, over/under billings, and cash flow projections for active projects. Assume responsibility for the monthly billing procedure, ensuring timely and accurate completion; set up project billing projections at the start of the project, review and approve subcontractor invoices, and verify timely collection of receivables. Provide job closeout notification and checklist at least two weeks prior to project completion. Follow up to ensure closeout is completed accurately within four weeks after completion. Represent BCCI at all times in a professional manner consistent with company values, maintaining current project knowledge, being prepared for meetings, proactively communicating, and meeting deadlines. Contribute to company culture, mission, and values through thought leadership and actions. Manage subcontractor performance in conjunction with Field Operations and take action to resolve performance issues. Collaborate with on‑site Superintendent to ensure the project is built on schedule, within budget, and meets or exceeds quality standards and client expectations. Adhere to company policies, procedures, and performance standards. Recommend departmental and project process improvements to increase effectiveness, efficiency, and productivity. Facilitate internal and external Lessons Learned meetings and distribute information to Senior Project Managers, Directors, and team members. Participate in the marketing process, including presentations, RFP responses, and attending industry events. Provide direction and training for the development of Assistant Project Managers and administrative support assigned to the team or project. Perform other projects and duties as assigned. Qualifications Education: College degree in construction management, architecture, engineering, or related fields, or equivalent work experience. Specialized Knowledge & Skills: Knowledge of construction, design, finance, management, estimating, cost controls, scheduling, and contract management. Software Skills: Working knowledge of Microsoft Office, Microsoft Project, Timberline, Procore, and CMiC.
