Division VP Sales - Houston, TX

PRIMARY RESPONSIBILITIES Work with Division President and Operating Team to define revenue, unit and profitability objectives for Division. Translate objectives into measurable goals and action plans for all General Sales Managers and Sales Consultants in Division. Understand and articulate competitive positioning for all PulteGroup assets in Division and develop strategies to maximize desired business results in any competitive environment. Responsible for effective opening and ongoing operations of all communities within Division, including pricing strategy, in conjunction with Division President and/or VP of Finance. Work with other members of Operating Team (Mortgage, Finance, Construction, Land, Purchasing, etc.) to maximize operational effectiveness and develop processes and capabilities to further operational objectives, including but not limited to customer satisfaction, quality, and closing efficiency. Lead organizational change management within Sales discipline and facilitate successful launch and implementation of any new programs that impact the sales organization. Responsible for 1-2 year strategic planning for sales capability and productivity in Division. Plans must be dynamic and responsive to changes in market conditions, corporate objectives and other factors. MANAGEMENT RESPONSIBILITIES Ensures appropriate staffing to meet department needs. Utilizes recruiting and selection tools/processes to build organizational talent. Delegates work according to employee’s abilities and skills. Evaluates employee’s performance and plans for compensation actions in accordance with that performance. Provides developmental opportunities through identification of internal and external training opportunities. Creates opportunities for employee growth. Provides continuous coaching with regard to functional and leadership standards (technical skills and behaviors). SCOPE Decision Impact: Division Department Responsibility: Multiple Budgetary Responsibility: Yes Direct Reports: Yes Indirect Reports: Yes REQUIRED EDUCATION Minimum Bachelor’s Degree in Business, Sales/Marketing or equivalent. Master’s Degree a plus. Real Estate license preferred. Broker’s license a plus. REQUIRED EXPERIENCE Minimum of 4+ years broad general management and/or sales leadership experience. 2+ years of Division General Sales Manager experience (or equivalent) preferred. Comprehensive knowledge of real estate sales, including prospect acquisition, qualification, conversion, follow-through and close. Experience in new homes highly preferred. Proven track record of achievement and sustained business results. Demonstrated visionary, yet tactical leadership. Must be able to translate ideas into clear, discrete action plans. Strong business acumen and ability to align sales department initiatives against the real needs of the business. Willingness to think creatively to identify, evaluate and address sales capability opportunities. Demonstrated ability to work with, and across, departments without direct reporting relationships to achieve optimal results. Proven experience in working directly and effectively with Field and Corporate Leadership teams. Skilled with business technology (i.e., Excel, CRM, PowerPoint, etc.).
