Construction Project Manager- HVAC

Project Manager – Major Projects (HVAC Controls) Lead large HVAC Controls construction projects with a project value of $3M or more, ensuring profitable execution, compliance with all regulations, and positive cash flow. Responsibilities Act as the primary on-site leader for assigned projects. Develop and execute project schedules, manage contractual scope, and drive change orders to maximize profitability. Oversee costs, billings, collections, and maintain positive cash flow. Ensure all work complies with state, local, and federal legal requirements and Johnson Controls safety standards. Coordinate and lead multidisciplinary teams, including subcontractors, sales, and engineering, to meet project objectives. Manage risks, establish recovery plans, and resolve disputes with minimal escalation. Control project documentation, ensure compliance with contract and JCI standards, and facilitate product-related problem escalation. Key Activities Evaluate contractual scope of work and the impact of client-issued bulletins, field directives, and scheduling changes. Actively pursue additional work through change orders. Perform associated cost estimates, prepare proposals, and negotiate final settlement price and customer acceptance. Manage costs, billings, and collections; complete project billings in a timely and accurate format. Use Microsoft Project to execute and evaluate job progress and risks. Negotiate, prepare, and issue subcontracts. Oversee material procurement and delivery schedules. Maintain viable relationships with customers, consultants, prime contractors, and subcontractors. Qualifications At least 6 years of direct project management experience in the building construction industry. Experience with mechanical retrofits, HVAC controls, BAS management, fire, and security systems. Experience executing projects within the healthcare industry. Expected to obtain PMI/PMP certification within 2 years of employment. Strong verbal and written communication skills; ability to convey technical material to non-technical audiences. Proficiency in project management software, financial accounting systems, MS Office (Excel, Word, PowerPoint, Project), Adobe Writer, Visio. 40%+ travel; projects may be outside assigned geography. Ability to manage multiple subcontractors and complex scopes of work. Bachelor’s degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management, Architecture, or equivalent experience; Associate’s degree with equivalent experience also acceptable. PMI/PMP certification preferred. Salary & Benefits Salary range: $107,000‑161,000, with a competitive bonus plan based on individual, group, and corporate performance.
