Property Maintenance Technician

This role focuses on maintaining and repairing residential apartment properties, ensuring that building systems, fixtures, and grounds remain safe, functional, and in excellent condition. You will perform a wide range of maintenance tasks across plumbing, electrical, HVAC, appliances, and general building upkeep, while using a digital work order system to manage and track assignments.

Responsibilities

• Inspect, troubleshoot, and repair plumbing fixtures and piping, including toilets, sinks, drains, valves, and controls.
• Unclog and clear blocked fixtures and pipes to restore proper water flow and drainage.
• Troubleshoot and repair electrical ranges, including replacing burner controls and switches, heating elements, door handles, and gaskets.
• Diagnose and repair or replace electrical systems and components such as switches, outlets, lighting fixtures, circuit breakers, fuses, and electrical wiring.
• Repair HVAC systems and components, including replacing air conditioner filters and servicing furnaces, fans, blowers, thermostats, and controls.
• Perform preparation work such as patching and preparing walls for painting to ensure units are ready for occupancy or turnover.
• Clean and service stoves, refrigerators, and other appliances, ensuring they are safe and fully operational.
• Clean and repair building surfaces, fixtures, systems, and equipment to maintain a high standard of property appearance and functionality.
• Carry out groundskeeping tasks including trash removal, trimming, mowing, planting, and snow removal to keep outdoor areas safe and well maintained.
• Use a smartphone or laptop to receive, update, and close work orders through a maintenance ticketing system.
• Perform preventive maintenance on building systems, equipment, and fixtures to reduce downtime and extend asset life.
• Operate a variety of hand and power tools used in carpentry, electrical, and plumbing work in a safe and efficient manner.
• Provide after-hours emergency coverage on a rotating on-call schedule, responding promptly to urgent maintenance issues.

Essential Skills

• Minimum of two years' experience in maintaining housing developments or an equivalent combination of education, training, and experience that provides the required knowledge.
• Hands-on experience with building maintenance, including repair and upkeep of residential properties.
• Working knowledge of plumbing systems, including fixtures, pipes, valves, drains, and related controls.
• Ability to troubleshoot and repair basic electrical systems, including outlets, switches, lighting fixtures, circuit breakers, fuses, and wiring.
• Experience repairing and maintaining appliances such as stoves and refrigerators.
• Basic HVAC repair skills, including servicing furnaces, fans, blowers, thermostats, and replacing air conditioner filters.
• Ability to perform preventive maintenance on building systems and equipment.
• Proficiency in using hand tools and basic power tools safely and effectively.
• Ability to operate a variety of power and hand tools used in carpentry, electrical, and plumbing trades.
• Ability to use a smartphone or laptop to receive, manage, and track work orders in a maintenance ticketing system.
• Possession of a valid driver's license.
• Willingness and ability to provide emergency coverage after hours and carry a cell phone while on call.

Additional Skills & Qualifications

• NSPIRE inspections certificate required within 12 months of employment.
• Experience working in newer or higher-end apartment communities is beneficial.
• Strong problem-solving skills and the ability to diagnose issues across multiple building systems.
• Ability to work independently, prioritize tasks, and manage time effectively.
• Attention to detail and commitment to maintaining a clean, safe, and well-presented property.
• Good communication skills for interacting with residents, colleagues, and supervisors.
• Comfort working both indoors and outdoors in various weather conditions.

Work Environment

This position operates primarily on a first-shift schedule, Monday through Friday, from 7:30 a.m. to 4:00 p.m. The work takes place in residential apartment communities located in a high net worth area, with properties that are relatively new and well maintained. You will work both indoors and outdoors, performing tasks such as equipment repair, unit preparation, and groundskeeping, including mowing, trimming, planting, trash removal, and snow removal. The role requires regular use of hand tools and power tools associated with carpentry, electrical, and plumbing trades, as well as digital tools such as a smartphone or laptop for managing work orders through a maintenance ticketing system. Once hired directly, you will participate in a rotating on-call schedule shared among five team members, typically being on call for one week out of every five, and you will carry a cell phone while on call. Clothing and footwear should be suitable for maintenance and grounds work, with an emphasis on safety, durability, and readiness for varying weather and site conditions.

This is a Contract to Hire position based out of East Greenwich, RI.

Pay and Benefits

The pay range for this position is $24.50 - $24.50/hr.
