The Maintenance Technician I's primary job function is to provide routine grounds maintenance and perform all entry level support and assistance with all aspects of building maintenance to ensure the safety and proper function of all CVCH facilities. This position also provides routine grounds maintenance and back-up to janitorial support.

Performs routine landscaping and grounds maintenance, which may include mowing, raking, weeding, edging, fertilizing, litter collection, removal of debris and irrigation repairs. Maintains high level of customer service at all times, while working in a fast-paced environment. Assembles furniture and equipment, as assigned. Performs tasks, operates equipment and uses materials in a safe manner, adhering to safety policies, operator manuals, SDS, OSHA, and other instructions available Provides cleanup for spills, which may include biological and chemical spills Provides entry level assistance to Maintenance Technician II, under their direct supervision, in the following areas: Various remodeling and construction projects. Carpentry repairs. Drywall repairs and painting. Electrical maintenance and repairs. HVAC maintenance. Tool and equipment maintenance. Monthly safety checks. Fleet Maintenance Provides janitorial support, acting as back-up janitor as needed Provides pick up, distribution and/or relocation of freight, furniture, equipment, etc Provides snow and ice removal by shoveling, plowing, and chipping. Applies sand and ice melt Records maintenance and repair work performed in the departmental daily log sheet Responds to building service calls, troubleshoots, and resolves issues in conjunction with the Maintenance team Responds to Environment of Care codes as trained and instructed (i.e. Manpower, Code Red, fire alarms, etc.)

Performs other duties and tasks as assigned by supervisor. Expected to be prepared to start shift at scheduled time, meet attendance standards, and work the hours necessary to perform the essential functions of the job. Follows all safety policies and general housekeeping practices. Ensures the area and its equipment and supplies are neat, clean, safe and utilized appropriately at all times, and participates in emergency drills. Education: High School Diploma or equivalent. Certification/Licensure: Must have a current Washington State Driver's License. Experience: One year general maintenance repair ability or experience in construction trades or building janitorial/maintenance preferred. Language Skills: English required. Essential Technical/Motor Skills: Must speak clearly and be able to handle/grip objects. Ability to follow oral and written instructions. Ability to read basic operating instructions and Material Safety Data Sheets (MSDS). Must have basic computer skills. Ability to proficiently use MS Office (Word, Outlook, and Excel) preferred. Ability to operate a two-way radio, electrical equipment, hand and power tools, hammers, drills, and precision measuring instruments.

Must be in good physical condition, ability to lift up to 50 pounds and leverage up to 70 pounds, with proper lifting techniques and obtaining assistance as needed. Frequent pushing, pulling, climbing, balancing, stooping, kneeling, crouching/squatting, crawling, reaching, standing, holding, walking, lifting, carrying, twisting, and restraining. Ability to climb ladders and work comfortably on roof tops. Ability to work flexible hours, including evenings and weekends.

Calculations, manipulating and interpreting numbers, analyzing, assessing/evaluating, explaining, attention to detail, special/form perception, memory, problem solving and reasoning. Proper training and competency in utilizing all necessary tools and maintaining safety requirements by reading operating manuals/MSDS sheets, using protective clothing, and wearing safety gear.

Ability to see, hear, feel, smell, verbally communicate and distinguish color. Specific vision abilities required by this job include close vision, depth perception and ability to adjust focus. Ability to hear and verbally converse with others.

Exposure to Hazards: Exposure to or use of sharps and potentially dangerous assignments. Work in environments that have dust, fumes/odors. Working conditions will include temperature changes, extreme cold and heat. Will works both inside and outside. Requires working at high, precarious places. Requires working with power tools and motorized equipment. Exposed to high levels of noise, vibrations, mechanical, electrical and burn hazards, works up to 20 feet in height, and various atmospheric conditions.

Tasks routinely involve a potential for mucous membrane or skin contact exposure to blood, fluids or tissue. Use of personal protective equipment (PPE), when appropriate, is required

Paid Leave - 120 hours – Year 1 136 hours - Year 2 Each year after that employee will accrue 8 hours of PTO each year, on their anniversary date, until they reach a maximum of 208 hours at 10+ years. Paid Leave may be used immediately for sick leave and after 3 months employment for vacation. Maximum accrual cap of 320 hours; hours in excess of 320 hours will automatically transfer into the employees EIB.

Extended Illness Bank (EIB) - Allows for maximum accrual of 200 hours - PTO hours in excess of 320 will transfer into EIB. Employees are eligible to use EIB hours after at least 3 consecutive scheduled working days of PTO (max 24 hours) which have been used for a personal illness and/or a qualifying event under FMLA or the WA Family Care Act.

Holidays - 88 hours related to: New Year's Day Memorial Day 4thof July Labor Day Thanksgiving Day Day after Thanksgiving Christmas Eve Christmas Day 3 Diversity Days - Holidays are calculated as 8-hour days if full time, 1.0 FTE, and paid based on the calendar year (January 1 through December 31). Holiday hours will be added to the employee's timecard automatically. If an employee is part-time, as documented in our HR/Payroll system, Holiday hours will be pro-rated. If an employee starts after the calendar year has begun, holiday hours will be prorated based on remaining holidays in the calendar year and diversity days will be prorated as outlined below: Jan 1- April 30: 3 diversity days (24 hours if 1.0 FTE) May 1 – August 31: 2 diversity days (16 hours if 1.0 FTE) Sept 1 – Dec 31: 1 diversity day (8 hours if 1.0 FTE) Please refer to the Paid Leave policy for additional details.
