Electrical Maintenance Technician III
Work Location: Greenville, SC 29615
Shift: 1st Shift – 6:00 AM–3:00 PM
Pay Rate: $30.00–$33.00/hour

JOB SUMMARY

Seeking an Electrical Maintenance Technician III to join our 1st Shift industrial maintenance team in Greenville, SC.

The Electrical Maintenance Technician is responsible for providing an intermediate level of expertise in electrical troubleshooting, preventive maintenance, corrective maintenance, and work-order response for facility equipment in an industrial, large commercial, or logistics distribution environment.

The technician will troubleshoot and maintain electrical and mechanical systems, respond to customer work orders, perform preventive maintenance through a Computerized Maintenance Management System (CMMS) , identify potential equipment failures, and ensure all work is performed safely and in accordance with applicable codes, regulations, and industry standards.

KEY RESPONSIBILITIES

Electrical Maintenance & Troubleshooting

• Respond to work orders and perform preventive and corrective maintenance on facility electrical and mechanical equipment.
• Diagnose, troubleshoot, maintain, and repair electrical equipment and facility systems up to 480V, 3-phase .
• Troubleshoot electrical systems and components including:
• • Motors
  • Variable Frequency Drives (VFDs)
  • AC/DC drives
  • PLCs
  • Relay logic
  • Single-loop controllers
  • Low-voltage controls
  • Lighting systems
  • MCCs
  • Inverters
  • Disconnects and bus bars
• Troubleshoot and repair electrical circuits associated with RTUs, HVAC systems, chillers, doors, lighting, thermostats, motors, and other facility equipment.
• Troubleshoot and maintain pneumatic and hydraulic systems.
• Identify and correct safety-related issues and independently evaluate equipment for potential failures.
• Perform general maintenance and repair of facility and industrial equipment.
• Differentiate between product, process, mechanical, and electrical contributors when troubleshooting equipment issues.

Preventive & Corrective Maintenance

• Perform scheduled preventive maintenance on industrial electrical control and operating systems using the CMMS .
• Respond to customer work orders and provide timely service and feedback.
• Recommend improvements to maintenance methods, equipment reliability, and overall equipment performance.
• Analyze maintenance problems and resolve issues independently or assist other technicians in troubleshooting and repairs.
• Maintain and repair equipment such as:
• • Personal/area fans
  • Gas and electric heater thermostats
  • Motors
  • Electrical disconnects
  • Bus bars
  • Facility electrical systems
  • HVAC and chiller equipment

Building & Facility Systems

• Utilize building automation systems to monitor building conditions and facility equipment operation.
• Troubleshoot and maintain HVAC, RTU, chiller, lighting, doors, motors, VFDs, and other building systems.
• Operate measuring, diagnostic, and testing instruments to identify equipment issues and support energy-efficiency initiatives.
• Perform general facility maintenance as required.

Technical Documentation

• Read and interpret electrical and mechanical schematics, blueprints, and prints .
• Update electrical prints and schematics when modifications are made.
• Use laptops, diagnostic hardware, hand tools, and electrical testing equipment to perform maintenance activities.
• Apply mathematical principles including:
• • Arithmetic
  • Electrical formulas
  • Current and voltage calculations
  • Measurement conversions

Safety & Compliance

• Follow company policies, safety regulations, and applicable industry standards.
• Perform work in accordance with the National Electrical Code (NEC) .
• Follow proper Lockout/Tagout (LOTO) procedures and Job Hazard Analysis (JHA) requirements.
• Identify and address safety hazards associated with equipment and maintenance activities.
• Wear required Personal Protective Equipment (PPE), including:
• • Steel-toe safety shoes
  • Safety glasses
  • Gloves
  • Hard hat
  • Other required PPE
• Maintain a safe working environment and comply with all applicable codes and regulations.

Customer & Team Support

• Maintain a strict work schedule while remaining flexible based on customer and business needs.
• Communicate professionally with customers, coworkers, managers, and supervisors.
• Provide updates and feedback regarding work orders and equipment conditions.
• Assist coworkers in diagnosing and resolving maintenance issues.
• Perform other duties as assigned by the Manager or Supervisor.

MINIMUM REQUIREMENTS

• High school diploma or demonstrated equivalent.
• Minimum 3 years of experience as a Maintenance Electrician in an industrial environment , or an equivalent combination of education and experience.
• Working knowledge of the National Electrical Code (NEC) .
• Experience troubleshooting electrical systems and industrial equipment.
• Ability to work with electrical systems up to 480V, 3-phase .
• Ability to troubleshoot PLCs, VFDs, motors, controls, relay logic, and other electrical components.
• Ability to read and interpret electrical and mechanical schematics.
• Strong electrical and mechanical troubleshooting skills.
• Ability to work from aerial lifts or scissor lifts at heights of 30 feet or higher .
• Ability to perform required electrical calculations involving current, voltage, and measurement conversions.
• Valid driver's license may be required.
• Ability to obtain a security access badge at the client's location.
