Industrial Maintenance Technician

POSITION SUMMARY:
Perform maintenance, troubleshooting, installation, and repair of facility industrial systems such as mechanical, plumbing, and fire life safety systems. Assist other trades and workers with all phases of facility maintenance.

ESSENTIAL FUNCTIONS AND ACCOUNTABILITIES:

1. Assumes responsibility for the efficient and effective performance of installation, repair, and maintenance activities.

• Strong pipe fitting background required. Experience in piping, valve replacement, backflow preventers, and plumbing.
• Performs various jobs calling for specialized skills such as but not limited to: building, installing and repairs to equipment and locates trouble causing a failure of facility equipment; determines method of dismantling and repairs; inspects, replaces, repairs, modifies worn-out or broken parts, or installs new equipment and systems as needed or directed by Supervisor.
• Installs, maintains, and repairs industrial/mechanical systems. Includes motors, drainage pumps, exhaust/supply fans, ventilation fans, valves/piping for fire main systems, drainage pipes, water supply, and gravity systems.
• Is expected to install general piping, valves and tubing up to 8" diameter and perform repairs as necessary, including but not limited to gaskets, fittings and valves on existing installations of various sizes. Is expected to be familiar with pneumatic components, troubleshoot, repair and replace as necessary.
• Works from assembly or installation drawings and often makes special tools from verbal instructions, piece parts, drawings, or detailed blueprints.
• Sets up and operates machine tools including drill presses, cut-off saw, milling, bending, threading and bolt machines, grinders, shears, etc. and all types of hand tools and precision measuring instruments including micrometer, calipers, gauges, etc.
• Lays out, cuts and installs sheet metal guards, hoods, spouts, etc. as required.
• Also performs electric and gas welding including preparing, preheating, brazing, soldering, and normalizing, etc. parts to be welded. Work may be varied and may be in a flat, vertical, or overhead position.
• Requires updating of skills and knowledge regularly and may include outside training. At the discretion of the Supervisor.
• Maintains records, completes reports and inspections, and documents activities as required within the Maintenance Management System (MMS).
• Is responsible for maintaining tools and equipment in good operating condition and for keeping work area clean, neat and orderly.
• Performs jobs in a safe and efficient manner and is aware of other's safety. Will adhere strictly to safety guidelines and policies at all times.
• Will be required to work overtime, participate in an on-call program, and may be required to work various shifts based on workload in all types of weather conditions.
• Must be able to work in a group environment.
• Requires employee to stoop, bend, reach, work from ladders, work at various heights utilizing ladders, boom lifts, etc, climb stairs, erect and work on scaffolding, platforms, open grating and lift up to a maximum of 65 lbs. Will be required to work in a confined space.
• Must successfully complete forklift, aerial lift, and confined space training.
• Wear all Personal Protective Equipment (PPE) at all times.
• Perform other duties as assigned by Supervisor.

. 2. Assumes responsibility for completion of related maintenance recordkeeping and administration.

• Keeps records of all work performed and updates maintenance history logs in the Maintenance Management System.
• Develops a preventive maintenance schedule for industrial, fire life safety, and mechanical systems
• Inputting and updating work orders and information in the Maintenance Management System (MMS)
• Ensures an adequate inventory of necessary spare parts and materials is maintained.

3. Assumes responsibility for establishing and maintaining effective communication and coordination with Company personnel and with management.

• Assists personnel as needed. Communicates regularly with personnel to ensure that repairs and maintenance needs are met and coordinated with maintenance schedules.
• Keeps management informed of areas activities and of significant concerns. Reports major concerns or significant problems.
• Completes related paperwork and records.
• Attends meetings as required.

4. Assumes responsibility for ensuring professional business relations with vendors, and contractors.

• Maintains productive business relations with vendors, suppliers, contractors, etc.
• Acts as a liaison between the Company and external contacts.
• Ensures effective coordination of external services with Company operations.
• Obtains and conveys information as appropriate.
• Promotes goodwill and a positive image of the Company.
• Manage and monitor contractor activities.

5. Assumes responsibility for related duties as required or assigned.

• Assists in moving materials, supplies, and equipment as needed.
• Performs building maintenance functions as needed.
• Ensures work area is clean, secure and well maintained.

PERFORMANCE MEASUREMENTS

• Maintenance problems are promptly identified, managed and resolved with minimal disruption to maintenance schedules.
• Leads and guides the personnel in the successful completion of maintenance activities as directed by the Electrical Supervisor.
• Accurate records and logs are maintained within the Maintenance Management System (MMS). Equipment is appropriately controlled and accounted for.
• Maintenance and repair functions are effectively completed in accordance with established safety standards and Company policies. Equipment is appropriately maintained and is used according to the established safety standards, operating instructions and standard operating procedures (SOP's).
• Good communication and coordination are maintained with maintenance personnel and management. Assistance and support are provided as needed. Management is appropriately informed.

QUALIFICATIONS

EDUCATION/CERTIFICATION

• High school graduate or equivalent (GED).
• Relevant maintenance certifications
• Must be at least 21 years old.

EXPERIENCE REQUIRED
At least 8 years of skilled facilities maintenance experience (i.e. plumbing, pipefitting, and troubleshooting).

2. Considerable knowledge in the principles, practices, methods, tools and materials used in the maintenance and repair of equipment
3. Considerable knowledge of principles and practices of equipment for maintenance and repair.
4. Read and interpret repair of manuals, diagrams and drawings.
5. Strong customer service skills.
6. Strong attention to detail with the ability to complete accurate and concise reports.
7. Effective oral and written communication skills.
8. Maintain a medical clearance necessary to perform hazardous material management.
9. Perform all duties in a safe manner and adhere to all laws governing vehicle operation; maintain safe driving record with zero preventable accidents.
10. Ability to interpret OSHA and DOT hazardous material and waste regulations.
11. Ability to work under pressure.
12. Ability to remain calm and professional during routine and emergency situations.
13. Ability to obtain a VDOT Security Clearance.
14. Valid Virginia Driver's License.
15. Ability to pass a Criminal History Background Check and drug screen.

PHYSICAL ACTIVITIES AND REQUIREMENTS OF THIS POSITION

CLIMBING:
Including ladders, scaffolding, ramps, poles, etc.

STOOPING:
Bending downward and forward at the waist. Requires full use of lower extremities and back muscles.

KNEELING:
Resting on knee or knees.

CROUCHING:
Bending downward and forward at the leg and spine.

REACHING:
Extending hand (s) and arm (s) in any direction.

STANDING:
For extended time periods.

WALKING:
Especially for long distances.

PUSHING:
Using upper body to press against something with steady force.

PULLING:
Using upper body to draw, drag, haul, or tug objects.

LIFTING:
Use of upper body and back muscles to lift objects.

GRASPING:
Using fingers and palm on an object.

AVERAGE HEARING:
Able to perceive a forced whispered voice in the better ear at not less than 5 feet with or without the use of a hearing
aid or, if tested by use of an audiometric device, does not have an average hearing loss in the better ear greater than 40
decibels at 500 Hz, 1,000 Hz, and 2,000 Hz with or without a hearing aid when the audiometric device is
calibrated to American National Standard (formerly ASA Standard) Z24.5-1951.

AVERAGE VISUAL ABILITIES:
Must have distant visual acuity of at least 20/40 (Snellen) in each eye without corrective lenses or visual acuity
separately corrected to 20/40 (Snellen) or better with corrective lenses, distant binocular acuity of at least 20/40
(Snellen) in both eyes with or without corrective lenses, field of vision of at least 70° in the horizontal Meridian
in each eye, and the ability to recognize the colors of traffic signals and devices showing standard red, green,
and amber.

PHYSICAL DEMANDS :

• Ability to exert moderately heavy (up to 50 pounds) physical effort in moderate to heavy work, typically involving some combination of climbing and balancing, stooping, kneeling, crouching, crawling, lifting, carrying, pushing, and pulling.
• Ability to coordinate eyes, hands, feet, and limbs in performing highly skilled movements such as operating heavy equipment.
• Ability to frequently operate equipment and machinery requiring monitoring multiple conditions and making multiple, complex, and rapid adjustments including, but not limited to; sander, motor grader, dump truck, tractor, front end loader, drill press, welder, common hand and power tools, welder/cutting torch, chain saw, weed trimmer, hydraulic jacks, shovel, ax, rakes, brooms, and forks.

WORKING CONDITIONS

• Worker is subject to varying inside and/or outside temperatures, which may include extreme heat (temperatures above 100 degrees) or extreme cold (temperatures below 32 degrees).
• Work is performed both inside and outside. Subject to weather.
• Must work in a very noisy environment, which requires workers to shout to communicate.
• Must work under hazardous conditions including high places, chemical exposures, electrical current, moving machinery, exposure to blood, etc.
• Working in and around high traffic volumes is also likely during emergency response situations.
• The worker is subject to fumes, odors, dusts, gases, poor ventilation, etc.,
• Must work using a respirator when required.

MENTAL ACTIVITIES AND REQUIREMENTS

REASONING ABILITY:
Ability to deal with a variety of variables under only limited standardization. Able to interpret various instructions.

MATHEMATICS ABILITY:
Ability to perform basic math skills, use decimals to compute ratios and percent, and to draw and interpret graphs.

LANGUAGE ABILITY:
Ability to use passive vocabulary of 5,000-6,000 words; to read at a slow rate; define unfamiliar words in dictionaries
for meaning, spelling, and pronunciation. Ability to write complex sentences, using proper punctuation, and using
adjectives and adverbs. Ability to communicate in complex sentences; using normal word order with present and past
tenses; using a good vocabulary.

SPECIAL REQUIREMENTS:
This position is designated as essential and, as such, all duties associated with the job are required during emergency situations which may include but not limited to inclement weather, disaster response, and emergency operations. Due to the responsibility and level of this position, the person is expected to be available in accordance with the needs of the organization. The position location is subject to change according to the needs of the organization. This position is subject to 24-hour on-call and weekend work.
