THE OPPORTUNITY

We’re not looking for someone to manage a board or run a crew. We’re looking for someone who builds a book of business.Santiam Heating & Sheet Metal has spent 30 years earning its reputation across Oregon and Washington. We have the customers, the trucks, the technicians, and the relationships. What we’re building now is the commercial service engine that turns one-time HVAC installs into long-term relationships where we support the full equipment lifecycle. This role is the tip of the spear for that growth.

WHAT THIS ROLE IS

Part hunter. Part relationship builder. You’ll spend your time in the field developing new commercial preventative maintenance (PM) agreements, which includes walking sites, meeting facility managers and property owners, scoping equipment, and building proposals. You’ll work closely with estimators, technicians, and dispatch to get those deals scoped and handed off cleanly. Field leadership, technician coaching, and day-to-day crew performance sit with operations.Your job is to grow the commercial PM book, develop key commercial accounts, and help scale the service department.

WHAT YOU’LL BUILD

Today we have a commercial PM base generating recurring revenue. We want to grow that base to 300+ agreements by the end of Year 3. This becomes the foundation of a scalable service department.

COMPENSATION & BENEFITS

On Target Earnings (OTE) Year 1: $70,000 Year 2–3: $95,000–$130,000 $45,000–$60,000 depending on experience Commission Structure 10–12% on new PM agreement revenue 3–6% on repair and replacement revenue from new accounts you develop and own Commission is uncapped – your earnings scale directly with the department 100% employer-paid medical, dental, and vision Company vehicle + gas card 401(k) with 4% company match PTO and paid holidays Ramp-up support available during your first 90 days to help bridge pipeline-building to first commissions

WHAT YOU’LL DO

Commercial Growth & Relationship Development Drive outbound new business development, with an emphasis on commercial PM agreements across Salem and the Willamette Valley—this will involve a mix of PM attachment post-installation, warm outreach to existing customers, and self-sourced prospecting Build and maintain relationships with facility managers, property managers, and business owners Conduct site walks, evaluate equipment condition, and identify maintenance, repair, and replacement opportunities Build PM proposals in coordination with dispatch, estimators, and technicians Quote changeout and repair work generated from your accounts, partnering with estimators on larger-scope projects Transition commercial install customers into long-term service relationships through project handoffs Regularly use ServiceTitan to manage sales opportunities, track pipeline, and report on department growth metrics Coordinate with dispatch and estimating to ensure smooth handoff of new agreements into active service Collaborate across residential and commercial install teams to identify cross-sell and account-growth opportunities Serve as the primary point of contact for strategic/multi-site accounts through the sales and onboarding process Be a strategic partner, advising facility managers and property owners on long-term capital planning so equipment replacement is budgeted for, not an emergency

WHAT WE’RE LOOKING FOR
