FDM Maintenance Technician III

Under the direction of the Maintenance Supervisor, the FDM Maintenance Technician III performs advanced skilled/technical maintenance activities at the FARGODOME. Maintains the operating condition of building systems including HVAC, electrical, plumbing, and mechanical systems, and performs complex repair and maintenance work in a large public assembly facility. Assists in coordinating maintenance activities and supporting event operations of the facility.

Primary Responsibilities

Responsible for the quality and accuracy of assigned work and, at times, for providing guidance and work direction to Maintenance Attendants, part-time Operations staff, and temporary laborers. Exercises independent judgment in troubleshooting, repair methods, and work coordination. Responsible for the care and safe operation of equipment and building systems with high monetary value. Performs work throughout the FARGODOME during event and non-event operations. Essential Duties and Responsibilities:

• Reviews work methods and maintenance practices to ensure activities are performed efficiently, effectively, and safely. Make recommendations and adjustments as needed.
• Performs preventative maintenance on buildings, equipment, and facility systems according to established schedules. Refers to equipment manuals and maintenance plans specific to the facility.
• Maintains records of maintenance and repair activities according to established procedure
• Performs minor and major repairs on building systems, equipment, and facility infrastructure. Troubleshoots and diagnoses mechanical, electrical, heating/cooling, and plumbing system malfunctions; Determines appropriate corrective action and performs repairs using independent judgment; Repairs and operates HVAC systems, including air handling units and boilers; Inspects, installs, and repairs plumbing fixtures and components; Repairs and replaces motors, pumps, fans, lighting systems, and control devices; Performs structural and facility repairs including seating systems, partitions, doors, and related components.
• Coordinates maintenance activities and contracted services. Works with vendors and contractors on maintenance and repair projects; Assists in obtaining quotes and informal bids for projects and services; Monitors contractor work to ensure compliance with specifications and safety standards.
• Supports event operations and facility readiness. Assists with planning and preparation of building systems for events; Monitors facility systems during events and responds to operational issues; Coordinates with event staff, vendors, and internal departments to meet event-related needs; Assists with event-related technical support, including phone and IT systems as assigned.
• Estimates time, parts, tools, and equipment needed for maintenance and repair work. Reviews inventory and identify required materials and supplies; Assists with purchasing within established approval limits; Evaluates cost-effective solutions for repairs and projects:
• Provides work direction and instruction to Maintenance Attendants, part-time staff, and temporary laborers. Serve as a team lead by assigning work and monitoring progress; Ensures staff follow department and City procedures and safety practices; Provides training and guidance to staff as needed.
• Assists in developing the work unit budget. Provides input on maintenance needs, anticipated repairs, and capital improvements; Reviews past expenditures and assists in forecasting future needs.
• Performs all job duties in compliance with safety guidelines and with an ongoing awareness of safety practices. Follows department and City safety procedures; Use appropriate personal protective equipment; Identifies and reports unsafe conditions.
• Communicates courteously and professionally and maintains working relationships with others in carrying out job functions. Interact regularly with staff, vendors, clients, and other departments; Exchanges technical and operational information as needed; May assist in coordinating work and resolving operational issues with vendors or event personnel; Communicates arrival, location, and departure with colleagues.
• Participates in on-call rotation and responds to emergencies as needed.
• Performs other duties and activities as assigned.

Minimum Qualifications

Associate's degree in facility management, HVAC, construction trades, or a related field and four (4) or more years of experience performing maintenance and repair work; or an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job. A valid driver's license is required. Experience in an arena, convention center, or public assembly facility is preferred. Knowledge, Skills and Abilities:

• Knowledge of maintenance and repair methods in mechanical, electrical, plumbing, and HVAC systems;
• Knowledge of building systems in a large public assembly facility preferred;
• Knowledge of safety practices and applicable codes;
• Skill in troubleshooting complex equipment and system issues;
• Skill in operating hand and power tools;
• Skill in prioritizing, organization, and coordinating work activities;

• Ability to work varied schedules, including nights, weekends, holidays, and on call as needed;

Physical Demands

Intellectual/Social Demands While performing the duties of this job, the employee is frequently required to multi-task under time constraints in moderate to high-pressure situations. The position requires constant attention to detail, accuracy, and adherence to standards. The employee may occasionally direct part-time staff, requiring verbal or written communication to complete tasks within prescribed time frames. This position requires strong interpersonal skills, including conflict resolution, collaboration, and open communication with clients and colleagues. Physical Demands While performing the duties of this job, the employee frequently lifts and moves facility equipment and/or tools. The employee will constantly move about inside and outside various facility areas before, during, and after events to interact with clients and supervise part-time staff. Frequent bending, stooping, or crouching is required to inspect equipment and building infrastructure. The employee may occasionally operate forklifts or high lifts for building and equipment maintenance. Occasional color/tonal matching of wires, paint, or equipment is required. The employee may occasionally operate office equipment (computers, copiers, calculators, printers) and will constantly communicate via radio, telephone, email, and in person. Frequent lifting and moving of up to 75 pounds is required. Work Environment The duties of this position are performed primarily indoors and occasionally outdoors, subject to weather conditions. The noise level is typically minimal to moderate during non-event days and moderate to loud during event days.
