What You'll Be Doing

Ready to take the next step in your maintenance leadership career? Join our 376-unit Preserve at Milltown apartment community in Downingtown, PA as an Assistant Service Manager. In this role, you'll work alongside an experienced Service Manager to help oversee daily maintenance operations while continuing to build your leadership skills. We're looking for someone with strong HVAC knowledge, well-rounded maintenance experience, and prior multifamily leadership experience who enjoys mentoring others, solving problems, and delivering outstanding service to residents.

As an Assistant Service Manager, you will:

• Assist the Service Manager with the day-to-day maintenance operations of a 376-unit apartment community
• Help coordinate daily work orders, apartment make-readies, preventative maintenance, and team priorities
• Perform advanced troubleshooting and repairs involving HVAC systems, appliances, electrical, plumbing, carpentry, drywall, and general building maintenance
• Lead by example while supporting and mentoring a team of Maintenance Technicians
• Assist with maintaining community grounds and ensuring the overall appearance of the property meets company standards
• Help manage maintenance inventory, tools, equipment, and supplies
• Conduct inspections of vacant apartments, common areas, and building exteriors to maintain quality standards
• Support snow removal and emergency maintenance as needed
• Participate in a rotating 24-hour on-call schedule every three weeks as part of a fully staffed maintenance team
• Complete additional projects and responsibilities assigned by the Service Manager

Compensation & Incentives:

• Base Pay: $25.00–$28.00 per hour
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 Quarterly
• On-Call Appreciation: $15/day while holding the on-call phone

Hours & Schedule:

• Monday – Friday | 8:00 AM – 5:00 PM
• Rotating paid on-call every three weeks
• Must be available for weather-related and emergency maintenance events
• Schedule may adjust based on business needs

What We'll Expect From You:

• 2–3 years of multifamily maintenance experience
• Previous experience leading or mentoring maintenance team members in a multifamily environment
• Strong HVAC troubleshooting experience is required
• Well-rounded maintenance skills including appliances, electrical, plumbing, and general building maintenance
• HVAC/EPA certification is preferred but not required for candidates with strong hands-on experience
• Comfortable using smartphones, mobile work order applications, and computers
• Active, valid driver's license and reliable personal vehicle
• Ability to respond to on-call and emergency maintenance needs
• A positive, team-first attitude with a commitment to providing excellent resident service
