Construction Inspector
Under the supervision of the Risk Management Department, the Construction Inspector utilizes construction and project management expertise to observe, evaluate, and report on construction projects to ensure compliance with approved plans, specifications, budgets, schedules, permits, and applicable standards.
The Construction Inspector serves as the eyes and ears of the Risk Management Team in the field, assessing project progress, completion timelines, budget utilization, contractor performance, and overall project risk. This role is responsible for identifying potential concerns that may impact project completion, cost, quality, safety, asset protection, or disposition. The Inspector provides timely reporting and risk assessments to support informed decision-making and proactive project management.
Construction Inspectors assist the Risk Management Team in all aspects of field and office construction oversight, including inspection of structural and non-structural construction activities, budget compliance, schedule performance, permit status, Certificate of Occupancy progress, change order management, and identification of project delays or work stoppages.
The Construction Inspector is an LA-based position on a hybrid schedule with at least two (2) days in-office. This position will report to the Director, Risk Management. While not an exhaustive list, the Construction Inspector will be responsible for:
- Read and interpret construction plans, specifications, contracts, scopes of work, schedules, permits, and Schedule of Values (SOV) documentation.
- Conduct field inspections to evaluate construction progress, workmanship, material quality, and compliance with approved project requirements.
- Document and communicate project observations, concerns, deficiencies, and risks to appropriate Risk Management and Construction Team representatives.
- Proactively identify issues that could impact project completion, cost, quality, safety, asset protection, or overall project performance.
- Prepare and submit timely risk assessment, inspection findings, and project status updates.
- Generate clear and accurate inspection reports, including written narratives, photographs, budget analyses, and schedule assessments.
- Measure, calculate, and document construction quantities and completed work in relation to approved budgets and funding requests.
- Identify discrepancies between approved plans and actual field conditions and evaluate the impact of scope changes.
- With assistance from Construction Management, verify that contractor work and installed materials conform to contractual requirements, approved plans, and industry standards.
- Identify and report project delays, work stoppages, lien concerns, contractor performance issues, and other factors that may impact project disposition.
- Coordinate inspection findings and recommendations with Risk Management, Construction Management, contractors, consultants, and project stakeholders.
- Travel to project sites as needed to support inspections, assessments, and project monitoring activities.
Education and Experience:
- Associate degree in Construction Management, Engineering Technology, Architecture, Building Inspection, or a related field preferred.
- 3 to 5 years of progressively responsible construction inspection experience; or
- 6 to 8 years of general construction, project management, estimating, or related field experience.
- Experience evaluating project budgets, construction schedules, and contractor performance preferred.
- Experience with residential pavement rehabilitation, site development, or infrastructure improvement projects is a plus.
- Strong understanding of construction methods, materials, plans, specifications, and industry standards.
- Ability to read and interpret blueprints, contracts, budgets, permits, schedules, and Schedule of Values documentation.
- Knowledge of construction inspection practices, project controls, and risk assessment principles.
- Ability to identify project risks, scope changes, cost overruns, schedule delays, and compliance concerns.
- Proficiency in Microsoft Office Suite, including Excel, PowerPoint, Word, and Project.
- Strong organizational, analytical, and problem-solving skills.
- Excellent written and verbal communication skills.
- Ability to work independently and exercise sound judgment in evaluating construction and risk-related issues.
- Valid driver's license with an acceptable driving record.
- Ability and willingness to travel to project sites as required.
- Ability to perform field inspections in various weather conditions and active construction environments.
- Construction inspection certifications or related industry credentials.
- Experience with insurance restoration, lender risk management, asset protection, or property disposition projects.
Compensation: This position is exempt full-time, with salary range: $90,000 - $110,000 depending on experience level, plus discretionary bonus potential.
