Ability to perform vigorous work in all types of weather. Demonstrate aptitude or competence for assigned responsibilities. Alternative qualifications acceptable as determined by the Board. SKILLS AND KNOWLEDGE REQUIRED The incumbent must read and write, be able to read blueprints and instruction manuals, and possess knowledge of high and low pressure boiler operation and repairs for safe operation. The incumbent must have knowledge of air‑conditioned systems on chillers, air handlers, air balance, and perform repairs on these systems. The incumbent independently determines the nature of the trouble and the extent of required repairs, judges the impact of specific repairs on integral devices, and performs further tests, adjustments, and alignments to ensure repaired equipment operates properly. REPORTS TO Maintenance Supervisor TERM OF EMPLOYMENT 12 months; 7:30 a.m. – 4:30 p.m. (overtime pay or compensatory time after regular hours with approval of Maintenance Supervisor) JOB GOAL To help maintain the physical school plant in a condition of operating excellence so that full educational use may be made at all times. RESPONSIBILITIES Operate, maintain, and repair two high‑pressure 400 HP fire tube boilers to produce and maintain steam at constant pressure, and operate and repair auxiliary equipment such as vacuum pumps, fuel oil pumps, gas regulators, air compressors, refrigerated dryers, feed water pumps, deaerator tank, draft fans, control air compressors, feed water regulators, pressure controls, and safety controls. Make extensive repairs to the above equipment, including electrodes, solenoids, switches, pressure, thermostats, rheostats; repair and replace water regulators, oil and air supplies and controls, alarms, safety devices, and blower motors. After repairs, set, adjust, and test the equipment; repair the refractory and bring boilers up to safety standards. Perform hydrostatic tests, blow down boilers each shift and maintain proper readings with phosphates, caustic, or tannic solutions. Keep all equipment areas clean, perform preventive maintenance, record inspections and repairs as required by the TCPS preventive Maintenance Program. Operate one 350 ton air‑conditioning chiller unit and provide maintenance as required; check temperature sensing points, adjust control, start, regulate, stop air‑handling equipment, reset temperature controls and steam spray valves for humidity control, log gauge readings, and test water in the cooling tower. Inspect filters in air handlers, replace when necessary; use a manometer to check pressure drop, and inspect all fan belts for wear, alignment, tension and replace when necessary. Adjust dampers (manual and pneumatic) to achieve proper mixing of outside fresh air and return. Dismantle, repair, and re‑assemble pumps, impellors, compressors, fit connecting rods, crankshafts, piston rings, bearings, bushings, overhaul valves, replace gaskets, springs, floats, diaphragms, seals, couplings, and align motors. Test closed chill water system, reheat water system, condenser system, and tower water system; add proper chemicals to maintain clean, corrosion‑free systems. Maintain and repair all steam lines, install, modify, and repair new and existing high‑pressure piping systems and equipment such as steam heating, expansion tanks, condensate pumps, circulating pumps, and radiators; overhaul steam cooker heaters, dishwashers, pressure‑reducing valves, steam traps, steam strainers, pneumatic steam valves, electrically operated valves, hot water mixing stations, return water pumps, and hot water heating systems. Maintain neat appearance of boiler rooms, keeping floors, surfaces, and auxiliary equipment clean and painted. Maintain graphs and charts on fuel and water converted to steam; record LP gas tank readings and report needs to supervisor. Perform miscellaneous duties and respond to call‑backs for emergencies related to building utilities or equipment; work may involve electrical, plumbing, heating, and air‑conditioning trades. WORKING CONDITIONS Physical effort required: standing, walking, stooping, bending, kneeling, climbing, lifting or moving equipment up to 50 pounds; work on ladders, scaffolds, within small or cramped quarters, and inside boilers. Possible hazards: heat, boil‑bursts, scaling of water and steam, flare‑back flames, electrical shock, toxic gas fumes, caustic chemicals, and dust. Performance evaluated twice a year per Board policy on Evaluation of Classified Personnel.
