TITLE: Maintenance Mechanic - HVAC

QUALIFICATIONS:

1. Minimum High School Diploma (or equivalent).
2. Valid New Jersey Driver's License.
3. Possess a valid EPA Air Conditioning and Refrigeration Technician Certification appropriate for the equipment serviced.
4. Minimum three (3) years of hands-on commercial HVAC installation, maintenance, and repair experience.
5. Experience repairing refrigerant leaks, troubleshooting electrical circuits, replacing compressors, troubleshooting gas valves, and adjusting gas burners using a combustion analyzer.
6. NJ Black Seal Boiler Operator's License preferred.
7. Demonstrated knowledge of commercial HVAC systems, refrigeration cycles, boilers, pumps, compressors, controls, and related mechanical equipment.
8. Ability to read and interpret blueprints, schematics, wiring diagrams, equipment manuals, and technical specifications.
9. Working knowledge of Building Automation Systems (BAS), Energy Management Systems (EMS), and diagnostic equipment is preferred.
10. Demonstrated ability to troubleshoot mechanical and electrical failures, prioritize assignments, and respond appropriately to emergency maintenance situations.
11. Ability to establish and maintain effective working relationships with administrators, staff, contractors, vendors, and the public while demonstrating professionalism and strong customer service skills.
12. Ability to read, write, and communicate effectively in English.
13. Must possess the physical ability to safely lift, carry, push, and pull materials and equipment weighing up to 50 pounds, climb ladders and scaffolding, work in confined spaces; and perform duties requiring standing, walking, bending, kneeling, crawling, reaching, and working from elevated heights.
14. Required criminal history background check and proof of U.S. citizenship or legal resident alien status, and Mantoux verification.
15. Current residency in New Jersey, approved residency waiver, or the candidate agrees to obtain residency within one (1) year of employment.

REPORTS TO: Director of Facilities and Assistant Facilities Manager

JOB GOAL: To maintain, troubleshoot, repair, install, and optimize the District's heating, ventilation, air conditioning, refrigeration, and related mechanical systems to provide a safe, comfortable, and efficient learning and working environment for students, staff, and visitors while ensuring compliance with applicable federal, state, and local codes and District policies.

PERFORMANCE RESPONSIBILITIES:

1. Maintains, repairs, assembles, and installs condensers, compressors, motors, heat exchangers, heat pumps, stationary boilers, cooling towers, and other HVAC equipment.
2. Assembles and connects piping and ductwork for refrigerants, steam, hot water, and conditioned air systems.
3. Overhauls and repairs pumps, compressors, controls, piping, ducts, and other HVAC equipment.
4. Calibrates thermostats and system controls.
5. Checks cooling towers and drains water lines during seasonal changeover.
6. Performs preventative maintenance inspections on HVAC, refrigeration, and mechanical systems.
7. Diagnoses and repairs HVAC, refrigeration, and control system malfunctions using appropriate testing and diagnostic equipment.
8. Monitors and assists in the operation of Building Automation Systems (BAS) and Energy Management Systems (EMS).
9. Maintains accurate maintenance records, completes electronic work orders, and documents inspections, repairs, and refrigerant usage.
10. Maintains tools, equipment, and work areas in a safe, clean, and orderly condition.
11. Coordinates with and assists outside contractors performing HVAC or related mechanical work to ensure projects are completed safely and in accordance with District standards.
12. Performs general maintenance duties involving trades other than HVAC as directed.
13. Performs snow removal and parking lot salting as assigned.
14. Operates District vehicles and equipment safely and in accordance with Board policy.
15. Complies with OSHA, PEOSHA, EPA, and District safety regulations.
16. Assists in maintaining compliance with applicable federal, state, and local regulations governing HVAC systems, indoor air quality, boiler operations, refrigerant management, and life safety systems.
17. Responds to emergency maintenance calls during and outside normal working hours as directed.
18. Performs such other duties as assigned by the Director of Facilities, Assistant Facilities Manager, or Assistant Superintendent of Business.

TERMS OF EMPLOYMENT: Twelve Months

EVALUATION: Performance of this job shall be evaluated annually in accordance with Board policy and administrative regulations governing support staff evaluations.

Wage or Salary Information: $65,000 to $85,000

Shift Differential $1.50 per hour for night shift workers
