About this Position

Thoroughly inspect and analyze the condition of all buildings and installed mechanical/ electrical equipment maintained by the department looking for the following: signs of wear, fatigue, displacement or looseness, breakage, any conditions which may become hazardous or cause breakdown of the facilities or equipment.

Inspect all types of equipment and facilities for defective conditions. This includes the following: electric motors, drive trains, fans, refrigeration equipment, air compressors, vacuum pumps, heat exchangers, filtration systems, water, chemical pumps, pneumatic and electrical control.

Look for and report both definite and probable safety hazards. This includes electrical hazards slipping and tripping hazards poor lighting poorly or improperly designed guards burn hazards hazardous walkways loose or weak railings and bump hazards.

Examine equipment and structures for energy waste. This includes equipment that should be deleted missing or inadequate insulation dirty or partially clogged filters heating/cooling coils holes or openings in structures and ducting improperly set or operating dampers and louvers and unnecessary or improper lighting. Analyze all defects as to their extent and the reason the problem occurred. This may require the use of test equipment such as volt amp ohm meters tachometers and voltage testers. Report problems and whether they were corrected or need to be corrected by another Facilities Management department.

Ensure complete inspection and paperwork is issued to provide specific information for each individual unit. This issued paperwork must be completed and returned on a timely basis.

Repairs to building utilities, plumbing systems, and miscellaneous carpentry work which may include the following: vacuum pumps and the vacuum distribution system, steam and condensate systems, domestic water systems, boiler systems and sump pumps, floors, shelves, bulletin boards, blinds etc

Perform other assigned duties related to operations maintenance and renovations to buildings and equipment such as preventive maintenance light duty carpentry painting electrical and plumbing. Respond to emergency and urgent work.

Perform proper lubrication of equipment. This involves using the proper material at the proper time in the proper quantity. Make any repair or corrections to equipment that can be accomplished in a time period that does not disrupt the inspection schedule.

Assist other Facilities Management employees as needed. Assist with emergency generators. inventory, new building inspections, special water systems, chemical waste systems, etc.

Department of Labor inspections. Read blueprints specs and related documents to assist in inspection of new facilities and for renovated projects. Required to participate in snow and ice removal. All other related duties as assigned.

Required Qualifications

• High School/GED (degree must be conferred on or before agreed upon start date)
• BMM I - High School/GED with two years of prior work experience in the building trade or the equivalent of 600 hours of Vocational/Technical education in a related building trade field.
  BMM II - High School/GED with three years of prior successful work experience in the building trade or the equivalent of 600 hours of Vocational/Technical education in a related building trade field, plus one year of prior successful work experience in a building trade.
  BMM III - High School/GED with four years of prior successful work experience in a building trade or the equivalent of 600 hours of Vocational/Technical education in a related building trade field, plus two years of prior successful work experience in a building trade.
  Candidate position placement is dependent upon years of experience and availability.
  
  
  Post-secondary education may substitute for years of experience.
• Certifications, Registrations, and/or Licenses:
  Have before hire and maintain after hire, a valid driver's license. A valid driver's license must be maintained for the operation of an OSU vehicle, which is required in the performance of job duties as assigned.
  Building Maintenance Mechanic III will require an apprentice license in mechanical, electrical, or plumbing.
• Skills, Proficiencies, and/or Knowledge:
  Highly developed ability to observe and take note, good communication skills, ability to follow instructions closely, ability to work with very little supervision.
  Ability to access tight spaces to perform job, pass a respirator fit test, and wear full face respirator for extended periods. May need to climb and/or work from stairs, ladders, scaffold, etc. for extended periods.
  Ability to work in a squat position or on knees for extended periods.
  Broad general mechanical/electrical/electronic background. General building skill experience (i.e. carpentry, plumbing, HVAC, etc.).
  Ability to follow instructions precisely and completely, have good communication skills,ability to work with very little supervision.

Preferred Qualifications

• Vocational/Technical
  Building Trades or Technical Field.
• Four (4) years' experience in a building trade; and/or the equivalent of 600 hours Vocational/Technical education in a related building trade field plus two (2) years of prior successful work experience in a building trade
• Certifications, Registrations, and/or Licenses:
  Apprentice license in mechanical, electrical, or plumbing.
