RRO Roof Observer

GENERAL PURPOSE

The CQA Observer provides on-site observation of roofing, paving, and building envelope projects to ensure compliance with contract specifications, manufacturer guidelines, and Mantis quality standards. This role supports the delivery of high-quality facility assessments and project oversight across service lines. \n Quality Assurance Observation Read and understand project plans, specs, and submittals Observe and document contractor performance for compliance Verify material storage, installation methods, and deck conditions Confirm nightly watertight conditions and final system integrity Participate in punch list reviews and warranty inspections Safety Compliance Adhere to Mantis safety policies and procedures at all times Wear and maintain required PPE for jobsite conditions Complete job hazard analysis (JHA) forms and participate in safety briefings Report incidents or unsafe conditions immediately Field Documentation Create detailed daily observation reports with photographic evidence Use tablets and software tools to record and upload data Communicate clearly with PMs, contractors, and team members REQUIRED Skills/Education/Experience Current RRO Certification REQUIRED for this role 5+ years in construction, roofing, or facility assessment roles Previous CQA or project inspection experience High school diploma or equivalent Valid driver’s license with a clean driving record Proficiency with Microsoft Office and tablet-based field tools Ability to read and interpret construction documents Physically able to climb ladders/scaffolding and lift 50 lbs PREFERRED Experience/Certifications Experience with pavement or building envelope technologies Competencies/Working Environment/Physical Activities COMPETENCIES (KNOWLEDGE, SKILLS AND ABILITIES NEEDED TO PERFORM THE JOB WELL) Detail-oriented with strong documentation skills Clean and professional verbal/written communication Effective time management and adaptability on fast-paced projects Collaborative, service-oriented mindset High integrity and commitment to jobsite safety MATERIAL AND EQUIPMENT DIRECTLY USED (i.e. Laptop, Tablet, Desk Phone/Cell Phone, Office equipment, Fall Protection equipment, Hand Tools, Power Tools, etc) Laptop, tablet, cell phone PPE including hard hat, harness, vest, gloves, and safety glasses Digital camera or field reporting apps Fall protection equipment and tools as required by site

WORKING ENVIRONMENT/PHYSICAL ACTIVITIES
