General Job Summary:

The Project Manager (PM) facilitates and oversees all aspects of the project from start to finish, including estimating, procurement, maintenance, scheduling, subcontractors, and documentation standards and maintains strong relationships with all members of internal and external teams. Additionally, the successful Project Manager monitors all phases of construction, including inspection of work progress, possible hazards, upholding a safe work site, utilizes and follows Galaxy’s established procedures, nurtures the development of all support staff while ensuring highest quality and client satisfaction, consistently within budget and on time completion.

Essential Job Functions & Responsibilities:

• Ensure that all contracted work is executed timely and in accordance with the company’s policies.
• Clearly communicate with the team through reinforcing and positive feedback.
• Communicate with the field team daily to identify plan discrepancies and determine remediation activities.
• Buy out all contracts and prepare, issue, and finalize all purchase orders; write scopes and collect information needed to write and distribute accurate subcontracts and purchase orders prior to start of project.
• Document potential schedule delays and promptly notify supervision to submit request for extension of time and/or additional costs as per terms of Contract.
• Thoroughly understand all project plans, specifications, the contract with Owner, subcontracts, purchase orders, daily correspondence, shop drawings, submittals, and all other project related documents.
• Collaborate with APM(s) to complete requests for information (RFIs).
• Supervise and manage the performance of APM(s) and Admin(s), delegating work down and checking in regularly for status updates to assure all work is proceeding on time and within budget.
• Provide training and development oversight to APM(s) and Admin(s) by providing feedback to enhance overall performance.
• Ensure that all team members are prioritizing workload, assuring dynamic priorities are addressed and that team members know what to do and when to do it in order to best serve all customers.
• Revise project plans as needed and delegate ProCore upload to APM(s) and follow‐up to assure timely and accurate entry.
• Provide field office with timely and orderly contract documents to ensure field operations are seamless with respect to subcontractor and vendor operations.
• Inform the field office as to construction budget concerns and establish deadlines to receive potential cost overruns or savings.
• Organize and coordinate all field staff for ideal budget and deadline outcomes.
• Manage project budget and take immediate corrective actions to ensure projected profitability.
• Hold firm confirmation and integrity with all situations as they arise.
• Foster and maintain highly effective relationships with owners, design professionals, architects, building professionals, and local businesses and act as a liaison between all relevant parties to resolve matters including contract disputes, change orders, and customer issues, while exhibiting tact and consideration.
• Develop short and long‐range construction plans / programs for consistently managing the effective utilization of resources in adherence to Galaxy’s processes, procedures, and expectations.
• Inspect new construction, major maintenance, and repair work timely (e.g. identifying and resolving project deficiencies) to ensure that jobs are completed efficiently and in compliance with construction documents and product specifications within local/state/federal regulations; approve inspection reports and payment requests in a timely manner.
• Participate in meetings and/or trainings to convey or gather up‐to‐date information regarding a wide variety of subjects required to carry out responsibilities and keep abreast of current developments within the multi‐family construction industry.

Working Conditions:

• Usual office setting: noise level in the work environment is usually quiet to moderate.
• Requires ability to sit for prolonged periods using office equipment and computers.
• Ability to walk, climb stairs, crouch, sit, and stand.
• Ability to talk and hear at normal levels and see with close vision, distance vision, peripheral vision, depth perception, and have ability to adjust focus.
• Regularly spend long hours in intense concentration reviewing and entering information into a computer.
• Report to work at assigned time.
• Ending time will vary based upon production requirements for the day.
• Flexibility in work hours and days is crucial.

Qualifications:

• Minimum of High School Diploma or GED with 5 years’ experience in Construction Operations
• Bachelor’s degree in construction science or two‐year specialized degree preferred.
• 5+ years of project management experience in multifamily construction required.
• Experience with ProCore construction project management software required.
• Able to effectively deal with complex issues in a fast‐paced setting.
• Experience in maintaining and driving workplace Safety.
• Possesses the ability to transition and work productively in various work environments, to include the need for flexibility or change between office and field.
• Competent in preparing construction documents reflecting design intent, scope, budget, and schedules.
• Solid Computer and keyboarding skills with Spreadsheets, Databases.
• Excellent coaching and communication skills.
• Expert understanding of safety, quality, productivity, inventory, employee relations.
• Extensive strategic planning and problem‐solving skills.
• Deep knowledge of construction planning processes.
• Comfortable working in a construction environment with understanding of the construction operations processes.

• Able to create and manage a production schedule in a construction environment
• Excellent teamwork and collaboration skills
• PMP or an equivalent certification is considered an asset
• Extensive previous work experience managing budgets for construction projects
• Excellent knowledge of construction materials and equipment
