Job Title: Floor Technician

Position Scope: The Floor Technician is responsible for the cleanliness and appearance of the community's public and common areas, including lobbies, corridors, elevators, and restrooms, and for the care and maintenance of hard-surface floors and carpets throughout the community, including sweeping, mopping, buffing, burnishing, stripping, waxing, and carpet extraction, ensuring a clean, safe, and welcoming environment for residents, families, associates, and visitors.

FLSA Status: Non-Exempt

RESPONSIBILITIES:

· Cleans and maintains public and common areas daily, including lobbies, entrances, corridors, stairwells, elevators, activity and dining areas, offices, and public restrooms.

· Cleans and sanitizes elevators, including tracks, doors, walls, buttons, and flooring.

· Performs full floor care for hard surfaces: dust mops, wet mops, machine scrubs, buffs, burnishes, strips, and applies finish according to the community's floor care schedule.

· Performs carpet care, including vacuuming, spot treatment, and scheduled extraction/shampooing.

· Operates floor care equipment such as buffers, burnishers, auto-scrubbers, wet/dry vacuums, and carpet extractors safely and correctly; performs routine upkeep of equipment and reports defects.

· Places wet floor signage and uses proper barricading during floor work to protect residents and visitors; schedules high-impact floor projects to minimize disruption to resident activity.

· Empties trash and recycling containers in public areas and replaces liners.

· Cleans glass, windowsills, ledges, baseboards, vents, light fixtures, and performs high and low dusting in assigned areas.

· Stocks and maintains public restroom supplies in assigned areas.

· Responds promptly to spills, accidents, and urgent cleaning requests, including biohazard cleanup following community infection control procedures.

· Uses cleaning chemicals safely and according to label directions and safety data sheets (SDS); maintains proper dilution, labeling, and storage.

· Follows all infection prevention and control practices, including hand hygiene and use of personal protective equipment (PPE).

· Assists Housekeeping with apartment turns, furniture moving, event setup and teardown, and seasonal or project cleaning as assigned.

· Supports the mission, vision, and goals of the organization, upholding and promoting company culture and vision.

· Maintains and protects the confidentiality of resident information.

· Communicates any observed or suspected resident change in condition to a supervisor immediately.

· Maintains a safe and secure environment for all staff, residents, and guests, following established safety standards.

· Encourages teamwork through cooperative interactions with co-workers and other departments. Supports a positive and professional image through actions and dress.

· Completes all mandatory compliance, HIPAA and state and federal regulatory training as required.

· Other duties as assigned by your director.

QUALIFICATIONS:

· High school diploma or GED preferred but not required.

· Prior housekeeping, janitorial, or floor care experience preferred; experience operating floor care machines (buffer, auto-scrubber, extractor) strongly preferred. Training will be provided.

· Working knowledge of cleaning chemicals, floor finishes, and safe handling practices, or willingness to learn.

· Knowledge of OSHA safety standards and infection control best practices, or willingness to learn.

· Ability to understand and follow written and verbal instructions, cleaning schedules, and safety procedures.

· Ability to work independently, manage time, and complete assigned areas to standard without close supervision.

· Ability to work flexible hours including evenings, weekends, and holidays as needed.

· Experience working with seniors preferred.

PHYSICAL QUALIFICATIONS:

· Walk/Stand – must be able to continuously walk and stand.

· Environment Condition – must be able to perform work both inside and outside.

· Sit – sit infrequently.

· Lift – constantly 0-10 pounds, frequently 11 – 50 pounds.

· Carry – constantly 0-10 pounds, frequently 11 – 50 pounds.

· Push – constantly 0-10 pounds, frequently 11 – 50 pounds; must be able to push wheeled carts and equipment weighing more than 100 pounds on a frequent basis.

· Climb – must be able to climb stairs on a frequent basis, with the opportunity to utilize the elevator as an alternate resource if available.

· Bend – must be able to bend at the waist, knees, hips and spine on a frequent basis, may require frequently manipulating weights of 25 pounds or more.

· Squat – must be able to squat on a frequent basis to reach below the knee, may require lifting of 50 pounds or less.

· Twist or rotate – must be able to twist or rotate occasionally at the trunk, hips, knees, and neck while manipulating weights of 25 pounds or more.

· Reach – must be able to reach on a frequent basis. May occasionally reach overhead, requiring manipulation of weight of 10 pounds or less, and below waist manipulating weight of 25 pounds or more.

· Sensory Vision – must be able to read clearly with or without corrective lenses.

· Hear – must be able to hear telephone, audible alarms, bells and signals related to resident safety with or without hearing devices.

· Speech/Language – must have strong command of English sufficient to read and write and interpret administration information.
