Position Overview
A leading general contractor in the TI space is looking for an experienced construction superintendent to lead Class A tenant improvement (TI) projects from pre-construction through closeout. The Superintendent will ensure projects are delivered on schedule, within budget, and to Class A quality and safety standards while coordinating trades, clients, designers, and inspectors. This role emphasizes strong leadership, on-site decision-making, and hands-on oversight of workmanship and site safety.

Key Responsibilities

• Direct on-site management of Class A tenant improvement projects, ensuring compliance with project plans, specifications, and Class A quality standards.
• Supervise, mentor, and coordinate trade contractors, foremen, and site personnel to maintain productivity and workmanship.
• Create, monitor, and adjust project schedules; coordinate sequencing of work to meet milestone and completion dates.
• Oversee daily site operations, enforce safety protocols, and ensure compliance with OSHA and company safety policies.
• Manage material deliveries, logistics, and site layout to optimize workflow and minimize delays.
• Coordinate with project managers, project engineers, designers, and owners to resolve design and construction issues promptly.
• Manage onsite commissioning, inspections, and closeout activities including turnover documentation and warranties.
• Resolve subcontractor performance issues, track corrective actions, and enforce contract requirements.
• Participate in pre-construction planning and value engineering reviews when required.

Qualifications

• Minimum 5+ years of construction experience with a strong background in Class A commercial projects, with TI experience.
• Proven track record as a Superintendent or similar role delivering Class A tenant improvement projects on time and to high-quality standards.
• Strong knowledge of construction means and methods, finish carpentry, MEP coordination, drywall, ceilings, flooring, and millwork typical of Class A interiors.
• Hands-on experience reading and interpreting plans, specifications, and shop drawings.
• Demonstrated ability to produce and manage schedules, daily reports, RFIs, and punch lists.
• Proficient with construction management tools and office applications (Procore, PlanGrid, MS Office) MS Office proficiency considered a plus..
• Preferred: prior TI (tenant improvement) specific experience and familiarity with high-end office interior finishes.
