Max Craft Renovations is a high-end residential design-build firm based in Decatur, specializing in luxury renovations, custom cabinetry, artistic installations, and bespoke casework. We are seeking a highly organized, proactive Permit Expediter / Project Manager to oversee the permitting, compliance, and administrative execution of our residential renovation projects.

This role is ideal for someone who understands municipal processes, thrives in a fast-paced custom construction environment, and enjoys coordinating with architects, engineers, inspectors, and discerning homeowners.

Position Overview

The Permit Expediter / Project Manager will be responsible for managing all aspects of permitting, plan review coordination, regulatory compliance, and pre-construction administrative processes while supporting project timelines and client communication. You will serve as the liaison between our internal team, municipalities, consultants, and clients to ensure smooth project progression from design through approvals and into construction.

Responsibilities:

• Cost Estimation : Review architectural blueprints, quantify materials (takeoffs), and obtain vendor quotes.
• Project Scheduling : Track project timelines using critical path methods and update master schedules.
• Document Control : Manage Submittals, Requests for Information (RFIs), change orders, and daily logs.
• Vendor Management : Coordinate with subcontractors, verify supplier deliveries, and review field invoices.
• Compliance Tracking : Ensure all site activities possess active building permits, insurance, and safety certifications.
• Assist in permit applications and follow throughs

Required Skill Set

• Blueprint Reading : Ability to accurately interpret architectural, structural, and MEP engineering drawings.
• Industry Software : Proficiency with takeoff tools like PlanSwift or Bluebeam, and PM platforms like Procore.
• Mathematical Acumen : Strong analytical skills for precise material formulas, waste factors, and cost-benefit analysis.
• Communication : Clear verbal and written skills to negotiate with vendors and relay field updates to stakeholders. 

Qualifications

• Previous experience in construction estimating, permit expediting, or residential project management
• Strong familiarity with local building departments and permitting processes
• Experience reviewing construction drawings and understanding residential building codes
• Excellent organizational skills and strong attention to detail
• Clear, professional communication skills
• Comfortable interfacing with engineers, architects, inspectors, and homeowners
• Ability to manage multiple projects simultaneously
• Familiarity with construction management software preferred
• Self-starter with strong problem-solving abilities
