Maintenance Position

Maintenance Qualifications: High School Diploma Must have at least four (4) years of general maintenance and repair duties to a specific or combination of trades areas, two (2) years of which must be in a school system. While performing the duties of this job, the employee is frequently required to stoop, reach, stand, walk, lift, pull, grasp, talk, hear, see and use repetitive motions. Able to lift and/or move 50 pounds of material, etc. Vision abilities -must have the ability to read handwritten or typed material. Must be able to meet multiple demands from several people and interact with public and other staff.

Reports To: Director of Maintenance

Job Goals: To perform semi-skilled and skilled manual work by performing preventative maintenance tasks, general maintenance tasks and repair buildings, building equipment and systems involving a wide variety of trades areas.

Responsibilities and Performance Objectives:

1. Effectively utilizes district technologies appropriate to the position and assumes responsibility for attending district training needed to successfully perform designated responsibilities as directed by supervisor.
2. Applies knowledge of multi-trades areas in preventative maintenance, general repair, and minor construction duties involving school building structures; heating and air conditioning, electrical and plumbing systems; and related interior/exterior equipment furnishings.
3. May be required to lead, train, assign and inspect work of a lower level or entry level trade position while performing the more difficult, specialized mechanical and building trade tasks.
4. Diagnoses problems for referral to a higher skilled maintenance trade when necessary.
5. Performs preventative maintenance on heating and air conditioning equipment such as checking and adjusting gauges and valves for pressure and temperature control, lubricating motors, inspecting and changing fan belts, cleaning intake and supply vents, cleaning coils, cleaning air handler units (AHU) refurbishing AHU, changing filters, regulating systems manually or through the use of computerized electronic controls.
6. Performs emergency repairs such as removing and replacing broken glass or securing openings when necessary, unstopping toilets, unclogging drain and sewer lines, stopping leaks.
7. Applies knowledge of electrical repair and necessary safety precautions in performing duties such as repairing broken lines, replacing light switches, electrical outlets and changing ballasts.
8. Utilizes plumbing knowledge in the maintenance and repair of plumbing fixtures such as replacing washers and valve stems, and rebuilding flushometers.
9. Performs minor construction and carpentry work such as erecting floor to ceiling room partitions, building benches and wooden railings, fitting doors.
10. Responds to daily work orders and scheduled preventative maintenance assignments as assigned by the Director of Maintenance or Assistant Superintendent of Operations.
11. Sets priorities based on maintaining a safe and sanitary environment for the welfare of the students.
12. Applies knowledge of standard tools, materials and equipment, and methods of multi-trades areas in the performance of daily work assignments; clean tools and work areas upon completion of a project.
13. Reads and interprets blueprints, specifications, and schematics to pinpoint and resolve mechanical problems.
14. May participate in general building upkeep such as painting and removing of graffiti from exterior and interior structures.
15. Erects and works from scaffolding where needed; lifts heavy objects and works from moderately high elevations on a regular basis.
16. May be required to act as liaison with outside contractors and in-house skilled trade personnel and assists in major repair as needed.
17. Performs related work as required.
18. Effectively present information and respond to questions from administrators, staff and the general public.
19. Work with mathematical concepts such as probability and statistical inference.
20. Apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
21. Establish and maintain effective working relationships with students, staff, and community.
22. Perform duties with awareness of all district requirements and Board of Education policies.
23. Perform strenuous physical activity related to custodial duties.
24. Work under minimal supervision- be an effective, self-starter.
25. Understand and follow both written and oral directions.
26. Solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
27. Interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
28. Accurately perform assigned task.
29. Promote harmonious working relationships with a staff and outside business representatives.
30. The noise level in the work environment is moderate to loud.
