RESIDENT MANAGER JOB OVERVIEW

The Resident Manager's (RM) primary job responsibility is to assist current and potential future residents as needed on a daily basis. They also help maintain the community's common areas, laundry rooms and grounds. An RM must provide leadership and be a positive role model for others living in the community.

JOB REQUIREMENTS

Due to the nature of the position, no minimum or maximum number of hours can be designated. He/she is expected to devote the time necessary to fulfill the obligations of the position.
Resident Managers are expected to live in the community where they work. They are also expected to spend most nights in the community. This applies to both "on-call weeks" and "off-call weeks".
Resident Managers are expected to give their community responsibilities priority over all other extracurricular activities. Therefore if may be necessary to limit involvement in clubs, athletic teams, and extracurricular activities. RM's who have additional commitments should discuss these with the Community Manager before taking the RM job.
Time off must be approved by the Community Manager. The Resident Manager is allowed to be away from the community for three days per month before any deduction is made in the monthly rent credit.
Resident Managers should have and utilize their own cell phone with voicemail and have an email account.
Resident Managers are expected to be in full control of their senses while interacting with Residents and staff.
It is expected that a Resident Manager will be interested in the welfare of all residents regardless of their race, gender, age, religion, sexual orientation, familial status or political affiliation

CUSTOMER SERVICE

Residents are our customers, they deserve the best service we can provide at all times.
Be ready and able to provide basic leasing information to prospective residents.
Check voicemail and email often and respond to messages immediately.
Enforce all rules and regulations by being firm but always polite.
Assist residents and prospective residents with any and all issues/questions they may have. Follow up as needed until the issue is resolved.
Assist in emergency situations as needed.

ADMINISTRATIVE RESONSIBILITIES

Paperwork must be turned in to the office every Friday by 3pm.
Complete a daily record of work done, i.e. time spent with residents, time spent picking up grounds, time spent ticketing/towing cars.
Complete a weekly lighting diagram.
Complete a weekly phone log, if required for your community.
Distribute notices to community as needed.

GROUNDS AND COMMUNITY CLEAN UP

All trash, cigarette butts, broken glass, and debris should be picked up around common areas, flower/mulch beds, parking lots, dumpster areas, and stairwells by 8:30am Monday-Friday. On weekends, pick up should be completed no later than 10:30am.
Laundry rooms should be checked daily. Pick up debris, empty trash cans, wipe down laundry machines as needed, and notify the office if any machines are out of order.
Attempt to clean up vomit spills. On sidewalks and parking lots, a bucket of water may be all that is needed. If necessary, contact a contractor to complete clean up on carpeted surfaces in a halls and stairwells.
Resident Managers are required to help with snow removal. Stoops, stairwells and sidewalks should be cleared and passable by 7:30am each day precipitation occurs. During the evenings and overnight, occasional checks should be done to make sure stairwells are passable and ice free and building entry doors must be able to open to 90 degrees.
The pool and hot tub (if applicable) should be opened, cleaned, and have chemicals tested by 10am daily. These amenities should also be closed, cleaned and tested at 10pm.
If a Resident Manager is away from the community during the week or over a weekend, it is their responsibility to find another DTN employee to compete their tasks.

ON-CALL AND PARTY PATROL

RM's are on a rotating weekly schedule for on-call and party patrol.
While on-call Resident Managers must stay in town and be available to take calls.
Party Patrol runs Friday and Saturday nights from 10pm-3am. During certain times of the year, a Thursday night party patrol may be added.
If a Resident Manager is unable to complete their week on-call or Party Patrol, it is their responsibility to find a DTN employee to complete these tasks. Your Community Manager must be notified by the Monday prior to the start of the on-call shift.
Not showing up for your on-call shift or not having the on-call shift covered is grounds for termination.

TICKETING AND TOWING

Any vehicle parked in a DTN parking lot without a valid parking sticker is in danger of being ticketed and/or towed.
Resident Managers will be responsible for meeting PACE to ticket cars as needed. Towing should be done by H&H Mobil.
Not all apartments come with parking and not all residents have a parking sticker. Residents without parking stickers should be given permission to park on our properties.
Resident Managers should take a proactive approach to parking and regularly monitor the lots. By being proactive this will lessen the need for ticketing/towing.

VAGRANTS

At no time should vagrants be allowed to sleep, 'hang out' or loiter in a DTN apartment building.
Vagrants should be asked to leave the premises immediately.
You may call ELPD for assistance when needed.
A No Trespassing Form may be filed with ELPD. This form states that the named person is not allowed on DTN property and can be immediately arrested and removed by ELPD.

LEASING RESPONSIBILITIES

Resident Managers should be outgoing and knowledgeable about the community in which they live.
Have leasing materials, rates, phone guides and other materials close at hand.
Resident Managers may show the model apartment.
Resident Managers must be able to take phone calls at times when the office is closed.
Training on how to lease and answer phone is available and recommended if the Resident Manager will be leasing apartments.
Commissions are available to Resident Managers whose tour results in a signed lease at the community.
