Title: Property Coordinator
Summary: Provide assistance to the Property Manager for the day to day implementation of policies, procedures, and programs to meet the client’s goals and objectives per the management agreement.
Responsibilities include, and are not limited to:
Operations Task:
Answer & Respond to emails and phone calls in a timely manner
Review & Abstract Tenant Leases for PM approval
Monitor certificates of insurance for tenants & vendors
Process and file incident reports
Maintain contact list for tenants and vendors
Maintain vendor contracts
Asset Management/Accounting Task:
Review, code & prepare invoices for approval
Monitor Rent Collections
Coordinate tenant bill backs
Tenant Adjustments
Rent Ups
Complete monthly variances and aged delinquency data entry for monthly reports
Assist in the preparation of the annual budget
Assist in the preparation of CAM Reconciliations and CAM charges based on the yearly budget
Project Management:
To be directed by the Property Manager
