Position Summary

Village at Carver Mountain is seeking an experienced and motivated Maintenance Technician to oversee the maintenance operations of our community. This position is responsible for ensuring the property is maintained in a safe, attractive, and efficient condition while providing exceptional service to residents. The Lead Maintenance Technician will supervise maintenance staff, coordinate repairs, manage preventative maintenance programs, and support the overall operational goals of the community.

Essential Duties and Responsibilities

• Lead and supervise daily maintenance operations for the community.
• Assign, monitor, and prioritize work orders to ensure timely completion.
• Perform and oversee repairs involving HVAC, plumbing, electrical, appliances, carpentry, drywall, painting, and general building systems.
• Conduct routine inspections of buildings, grounds, amenities, and equipment.
• Implement and manage preventative maintenance programs.
• Respond to emergency maintenance requests and participate in the on-call rotation.
• Ensure vacant apartments are prepared and turned according to company standards and timelines.
• Maintain inventory of maintenance supplies, tools, and equipment.
• Coordinate with vendors and contractors as needed for specialized repairs and projects.
• Ensure compliance with all safety regulations, OSHA requirements, Fair Housing standards, and company policies.
• Train, mentor, and support maintenance team members to promote performance and professional growth.
• Maintain accurate records of maintenance activities, inspections, and inventory.
• Assist the Property Manager in developing maintenance budgets and controlling expenses.
• Foster positive resident relationships through professional and courteous service.

Qualifications

• High school diploma or equivalent required.
• Minimum of 3–5 years of apartment maintenance experience required.
• Previous supervisory or lead maintenance experience preferred.
• Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general maintenance.
• EPA Universal Certification preferred or required, depending on property needs.
• Ability to troubleshoot and resolve maintenance issues efficiently.
• Strong organizational, communication, and leadership skills.
• Ability to use maintenance management software and mobile work order systems.
• Valid driver's license and reliable transportation preferred.

Physical Requirements

• Ability to lift up to 75 pounds.
• Frequent standing, walking, climbing stairs, bending, kneeling, and reaching.
• Ability to work indoors and outdoors in varying weather conditions.
• Ability to respond to after-hours emergencies as required.
