Job Summary Responsible for delivering effective, efficient, and timely delivery of the Company’s line of services to multiple customers within an assigned geographic territory. Provided a company van and tools, travels to a variety of customer sites to maintain commercial properties. Performs minor carpentry, plumbing and electrical maintenance, and preventative, corrective and predictive maintenance of commercial HVAC systems. Conducts tests and analysis to assure proper functioning, provides recommendations, and troubleshoots HVAC systems. Utilizes trade skills such as carpentry, plumbing, electrical, painting and roofing to solve maintenance problems. Demonstrates strong communication skills and fosters strong relationships with customers, vendors and team members. Essential Duties & Responsibilities Complete thorough Preventative Maintenance Checks and Services on all standard package and split unit HVAC systems that are common among EFO’s light commercial customers, including inspection and repair/replacement of belts and pulleys, inspection and cleaning of condensate drain lines, testing power/performance of compressor, fan motor, blower motor, testing function and safety of burners/heat exchangers, and function of all safety and operational controls. General repairs of steam/hot water boiler systems and diagnose airflow and ducting repairs. Safe, efficient, and EPA compliant use of refrigerants in support of standard package and split unit HVAC systems common to EFO’s light commercial customers. Safely diagnose and repair common mechanical, electrical, or system failure issues on standard boiler, package and split unit HVAC systems, including motors, belts, pulleys, compressors, condensing units, evaporators, circuitry boards, contactors, leaks, and safely unsweating and brazing of copper components. Perform preventative maintenance and repairs per work order requirements. Perform minor plumbing maintenance on existing systems (e.g., unclog toilets and drains, repair leaks in drains and faucets, replace toilets and faucet fixtures as needed). Perform routine painting, carpentry work, etc., to maintain client facilities in like-new condition (e.g., repair a hole in drywall, prep the area, match the paint). Perform minor electrical maintenance as allowed without a license within state law requirements (e.g., repair or replacement of fixtures, wall switches, outlets, replace light bulbs, ballasts and sockets). Complete service inspections and asset inspections as needed. Fully utilizes technology (tablet, smartphone) to: Access and complete work orders including notes on services provided. Create and submit Service Reports and Quality Inspection images and reports. Submit timesheets, expense reports, and purchase card logs. Obtain necessary materials and supplies to complete all tasks. Create a positive climate with the client, provide and generate customer satisfaction, and maintain timely and consistent communications with customer and internal support teams. Obtain and complete EFS required safety and compliance training and attend weekly safety meetings. Provide estimates for larger projects and services needed on site. Complete other duties as assigned or required. Qualifications Education: HS diploma or degree, or equivalent professional experience in Landscaping, Trades (Electrical, HVAC, Plumbing, etc.), or Specialty Floor Care, preferred. Certified 2‑year HVAC technical certificate or state‑approved HVAC license. 5 years HVAC/General Maintenance experience including electrical, plumbing, carpentry required; or equivalent combination of training, education, and experience. HVAC experience on industrial/commercial HVAC equipment/system is required. Must possess applicable certifications, licenses, a valid driver’s license in good standing, and an EPA Universal Refrigeration License. Language Skills: Ability to read and comprehend instructions, safety policies, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; present information in individual and small‑group situations. Technical Qualifications & Skills: Complete assigned work orders in a timely manner and communicate status via the company’s business process. Use handheld device, document management/database software and Microsoft Office (Word, Excel, Outlook). Comply with all applicable codes, regulations and OSHA standards. Perform day‑to‑day repairs, emergency and preventive maintenance. Maintain knowledge of OSHA and company safety policies. Install, maintain, troubleshoot and repair building mechanical, plumbing and electrical systems. Travel locally between properties daily. Physical Demands Regularly required to stand; walk; use hands to finger, handle or feel; reach with hands and arms; stoop, kneel, crouch or crawl; and talk or hear. Frequently required to climb or balance. Regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, occasionally lift and/or move up to 75 pounds. Requires close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Work Environment Regularly exposed to moving mechanical parts and risk of electrical shock. Occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; and vibration. Noise level is considered normal. Required to drive a company vehicle daily. Work requires safety equipment such as steel‑toe shoes, hearing protection, hard hat, eye protection, hand protection, etc. Abide by OSHA guidelines including lock‑out/tag‑out and HAZCOM guidelines and all other company and customer safety initiatives. Work hours are defined by business volume and contract schedules. Ability to handle stressful situations and remain calm in the face of the customer.
