Academy University Hill is seeking an experienced, hands-on Preventative Maintenance Engineer to join our Facilities team.

This is an ideal opportunity for someone who enjoys understanding how buildings work, identifying problems before they become emergencies, and taking ownership of the systems that keep a community running safely and efficiently.

The Preventative Maintenance Engineer will work closely with our Facilities Director to develop and execute a comprehensive preventative maintenance program for Academy University Hill. This position combines hands-on technical work with preventative maintenance planning, asset management, troubleshooting, vendor coordination, and team training .

We are looking for someone with strong working knowledge of HVAC, plumbing, mechanical systems, Building Automation Systems (BAS), pool equipment, and general building operations who takes pride in maintaining facilities to a high standard.

Preventative Maintenance & Repairs

• Perform scheduled preventative maintenance on HVAC, mechanical, plumbing, electrical, pool, and other building systems.
• Inspect, clean, service, test, adjust, troubleshoot, and repair equipment to prevent failures and service interruptions.
• Maintain equipment including MAUs, WCCUs, FCUs, exhaust fans, water heaters, pumps, motors, valves, filters, belts, coils, controls, fixtures, drains, and associated systems.
• Conduct routine building and equipment inspections to identify developing problems, maintenance needs, and safety concerns.
• Troubleshoot and repair equipment issues identified during preventative maintenance.
• Respond to urgent maintenance needs involving critical building systems.
• Monitor and adjust the Building Automation System (BAS) to support efficient and reliable building operations.
• Monitor, maintain, and troubleshoot pool mechanical systems , including pumps, filters, circulation systems, chemical delivery systems, heaters, controls, and associated plumbing.
• Assist with the installation, startup, commissioning, and integration of new building equipment.

Preventative Maintenance Program & Asset Management

• Develop, maintain, and continuously improve preventative maintenance schedules within our Maintenance Management Software (MMS/CMMS) .
• Build and maintain a comprehensive inventory of building assets and equipment.
• Track equipment age, condition, service history, warranties, lifecycle, maintenance requirements, and replacement schedules.
• Integrate equipment into the maintenance management system using QR codes and asset-management technology .
• Develop clear SOPs for equipment maintenance, inspections, servicing, and troubleshooting.
• Maintain accurate maintenance, repair, inspection, and service records.
• Assist the Facilities Director with long-term capital repair and equipment replacement planning.

Vendors, Projects & Team Support

• Coordinate and oversee contractors and vendors performing specialized maintenance, repairs, inspections, and installations.
• Assist with maintenance and facility improvement projects from identification of need through completion.
• Maintain appropriate inventories of parts, tools, supplies, and preventative maintenance materials.
• Keep mechanical rooms, maintenance areas, shops, and storage spaces safe, clean, and organized.
• Train Maintenance Technicians on equipment operation, preventative maintenance, troubleshooting, and service procedures.
• Serve as a technical resource for the Facilities team and help establish consistent maintenance practices and standards.
• Assist with onboarding and training new maintenance employees.

We are looking for someone who is proactive rather than reactive . The right person doesn't simply wait for a work order—they notice changes in equipment performance, investigate the cause, document what they find, and address issues before they become larger problems.

A strong candidate will bring:

• Hands-on experience with HVAC, plumbing, mechanical, electrical, and general building systems .
• Strong troubleshooting and diagnostic skills.
• Experience performing structured preventative maintenance.
• Familiarity with Building Automation Systems (BAS) .
• Experience with CMMS/MMS platforms, work orders, equipment records, and asset tracking .
• Knowledge of pumps, motors, valves, controls, filters, belts, water heaters, and similar commercial building equipment.
• Experience with or willingness to develop strong knowledge of commercial pool mechanical and circulation systems .
• Ability to read equipment manuals, technical documentation, diagrams, and maintenance procedures.
• Ability to safely use tools, equipment, and appropriate personal protective equipment.
• Strong organizational and documentation skills.
• Ability to work independently while collaborating effectively with technicians, contractors, vendors, residents, and other departments.
• A professional, respectful, and service-oriented approach.

Experience in senior living, hospitality, multifamily residential, healthcare, commercial facilities, or another complex building environment is especially valuable.
