Director of Plant Operations PURPOSE OF JOB POSITION
The primary purpose of the job position is to direct the overall operation of the Maintenance, Groundskeeping, Housekeeping, Laundry, Safety and Security, Transportation and Telephone Communications Service in accordance with the organization's plans and policies. JOB ATTITUDE

JOB RESPONSIBILITIES
*1. Plan, organize, staff, direct and coordinate the activities of assigned departments: Plant Operations, Maintenance, Groundskeeping, Housekeeping, Laund1y, Security, Transportation and Telecommunications.
- Report on the status of assigned department operations to the Avery Heights Chief Operating Officer on a regular basis.
- Direct all plans and activities toward fulfillment of the Church Homes, Inc. Mission and Operating Plan.
- .Executes a program of work orders/requests to maintain facilities, equipment, vehicles and resident property in good repair.
- Acts as liaison between Church Homes, Inc. and outside contractors. Evaluates whether work requires outside contractor or can be done in-house. Schedules and coordinates work to be done. Ensures outside services are properly completed and supervised in accordance with contract/work orders. Contract work includes but is not limited to the following:
- Interior & exterior facility and room painting.
- Roof repairs.
- Boiler repairs & cleaning.
- A/C start-up and repairs.
- Refrigeration repairs.
- f. Elevator maintenance & repairs.
- g. Fire alarm and sprinkler systems inspection & repair.
- h. Domestic water & sewer system repairs.
- i. Fire hydrant & Water lines on the property.
- j.. Security services.
- k. Vehicle repair centers.
- l. Telephone & voice messaging communications.
- m. Seasonal Landscaping.
- Serves as Safety Officer.
- Safety Committee
- Buildings/Grounds audit committee
- Environmental rounds sub-committee.
- Life safety/ Fire drill evaluation sub-committee.
- Manages medical equipment
- Hazardous waste management
- Emergency preparedness and disaster subcommittee
- Oversees Utilities Systems
- Infection Control.
- Quality Assurance.
- Staff and resident security.
- Patient care policy review.
- Cottage Council.
- Various resident activities.
- Safety Committee
- Develop short- and long-term operating goals for all departments.
- Develop and submit fiscal budgets.
- Manage actual expenses in accordance with budget.
- Maintains proper levels of consumable supplies, such as:
- Fill out purchase orders and contacts vendors to place orders.
- Compare pricing using group purchasing plan when feasible.
- Checks merchandise against purchase orders and shipping slips.
- Codes invoice/bill for payment and submits to finance office for payment.
- Keeps inventory listing with vendor, quantity, pricing and other pertinent information.

- Review of complaints and grievances.
- Make necessary oral/written reports to Administrator.
- Document verbal and written warnings, suspensions and terminations.

- Ensures that all documents or records, including medical records, billing statements and cost reports, which you prepare contain only accurate and truthful information.

- Must have a minimum of five (5) years experience in a supervisory capacity, m a maintenance/plant related position.
- Must be knowledgeable in boilers, compressors, generators, etc., as well as various mechanical, electrical and plumbing systems.
- Ability to read and interpret blueprints.
- Knowledgeable in building codes and safety regulations.
- Verbal ability is required to express ideas and views effectively when speaking to various groups, staff and general public.
- Must be able to gather and analyze data contained in reports.
- Numerical ability is required to evaluate statistical data and to make various computations in planning operations and budget.
- Clerical ability is necessary to read reports and utilize data accurately for other purposes.
- Organizational ability to plan and control the total activity of the facility and the activities of all its personnel.
- Ability to relate to people in a manner so as to win confidence and establish support.
- Flexibility to adjust to changing conditions and the various details of the job.
- A basic understanding of the principles of human psychology and behavior, group dynamics, communications and interpersonal relationships.
- A working knowledge of all governmental (Federal State and local) roles and regulations pertinent to the operation of licensed long tern1 care facilities and retirement housing.
- A working knowledge of financial operations including budgeting, billing, collections, purchasing, payroll and inventory control.
- A basic understanding of physical plant operations including building design and construction, energy management and preventative maintenance.
- A working knowledge of the principle of personnel management, labor relations and community relations.
- A range of expe1iise that compliments and extends the management capability of the Administrator.
- Must have computer literacy skills.
- Other management functions as assigned by the Administrator.
