Role As a Maintenance Technician, you will maintain the property to ensure good working order and pleasant curb appeal while providing excellent customer service to residents. An incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and workforce. Qualifications 2 years of multifamily maintenance experience (highly desired) Hands‑on maintenance skills: plumbing, electrical, general carpentry, HVAC, appliances, pools, etc. EPA Type II or Universal certification is highly desired; CPO is a plus. Availability to be on call for emergencies. Reliable transportation. Positive attitude and eagerness to learn and develop skills. Superior customer service and verbal communication skills. Ability to work independently and as a team member. Basic computer knowledge (Windows Word, Excel, email, internet). Key Accountabilities Customer Service and Maintenance Provide exceptional customer service for all interactions. Complete assigned work orders and perform preventive maintenance, diagnosing and repairing defects according to policies, safety standards, and code requirements. Manage the make‑ready process for vacant apartments, including pre‑move‑out inspections, punch lists, vendor coordination, and final inspections. Assist in maintaining grounds, common areas, and amenities (cleaning, pressure washing, painting, etc.). Support cost‑cutting initiatives by fixing parts and using materials efficiently. Conduct routine inspections, document safety and risk management concerns, and communicate maintenance needs to management. Adherence to Property Management Rules, Regulations, and Guidelines Follow safety techniques and report any malfunctions or incidents promptly. Attend safety meetings, complete required OSHA (and other) training, and report accidents accurately. Ensure compliance with regulatory requirements, organizational standards, and operational processes. Conduct all business in accordance with Fair Housing, the Americans with Disabilities Act, and applicable laws. Physical Demands & Working Conditions Essential staff status; report to work and adhere to safety and business protocols. May work during inclement weather. Frequent standing, walking, and occasional squatting, bending, twisting, pushing, and pulling. May work on elevated or uneven surfaces and travel to sister communities for maintenance support. Reading, comprehending, writing, performing calculations, and verbal communication required.
