Parking Manager

The QTI Group is partnering with Urban Land Interests (ULI) to hire a Parking Manager due to an upcoming retirement. Reporting to the President, the Parking Manager will lead daily operations of ULI’s Madison parking portfolio, ensuring a best-in-class experience for tenants, monthly parkers, event guests, and daily parking customers while driving operational excellence and revenue growth. This role combines strategic oversight with day-to-day execution, leading a small team, leveraging technology and data to optimize performance, and serving as a trusted partner to tenants, vendors, and company leadership. This role is ideal for a hands‑on leader who enjoys balancing people management, customer service, operations, and business performance. This is a unique opportunity to lead a visible, revenue-generating business unit that plays a critical role in serving tenants, supporting downtown Madison activity, and enhancing the customer experience. You'll have the autonomy to manage operations, leverage technology and data, influence future growth initiatives, and make an impact on both day-to-day operations and long-term business success. Location Downtown Madison (100% onsite) Compensation $75,000-85,000 + bonus potential and excellent benefits! Responsibilities Lead parking operations, including ramp operations, customer service, equipment repairs and maintenance, off-hour emergency response, ramp capacity monitoring, parking enforcement, ticketing, and towing. Lead departmental financial activities including budgeting, forecasting, performance monitoring, invoice processing and expense management. Supervise parking team including recruiting, training, scheduling and managing performance; foster a culture of accountability and professionalism. Serve as subject matter expert on the ULI parking ramp equipment, and parker data and management platform to optimize operations and reporting capabilities. Develop and maintain tenant relationships; serve as ambassador of ULI’s focus on tenant experience and exceptional service. Oversee parking system performance and functionality to include troubleshooting problems and overall system operation; manage vendors to perform systems design, installation, repair, and operation. Create and manage parking enforcement activities to ensure reserved spaces are maintained, as well as providing safe and orderly parking facilities. Ensure accurate parker data entry and database management. Coordinate staffing for attended and event staffed locations based on regular workforce requirements and lot activity to ensure efficient traffic flow. Review physical condition of all locations and parking equipment; identify repairs and initiate work orders with the Operations Maintenance team. Manage and oversee repair / restoration projects; serve as liaison with contractors, mechanics, or vendors. Recommend new procedures designed to enhance daily operations and / or generate additional revenue. Benchmark parking rates regularly against local competitors; make recommendations to remain competitive in the market and generate revenue growth in line with company goals. Manage and participate in the parking “on-call” rotation, ensuring issues are addressed promptly and customer disruptions are minimized. Review lot performance and manage expenses while ensuring the financial performance reflects company goals and objectives. Review, understand, and analyze data; provide timely reporting to leadership. Maintain proficient knowledge of the practices, procedures, tools, equipment and terminology used in the operation, maintenance, and repair of parking equipment and parking facilities. Maintain cooperative working relationships with all necessary ULI departments. Lead parking sales and outreach activities. Oversee the parking inbox and customer communications, ensuring timely support for customers Qualifications & Desired Experience 5+ years’ experience in business or parking management, with 3+ years of leadership experience, preferably leading small teams in Parking, Facilities Management or other service-oriented environments. Experience in parking management is strongly preferred; however, candidates with strong operations, facilities, hospitality, property management, transportation, or customer-centric business management backgrounds are encouraged to apply. Demonstrated business acumen; strategic leadership skills and ability to analyze operations to elevate our Parking operations and customer service to the next level. Proficiency in Microsoft Excel with ability to analyze data that drives business decisions. Service mindset with a commitment to delivering a white-glove customer experience. Experience managing billing, reporting, databases, or operational systems preferred. Ability to communicate confidently with employees, tenants, vendors, executives, and community stakeholders. Comfortable learning and managing technology platforms, equipment systems, and reporting tools. Strong problem-solving skills with the ability to make sound decisions in a fast-paced operational environment. Knowledge of practices, procedures, tools, equipment, and terminology used in operation, maintenance, and repair of parking equipment and parking facilities. Degree in Business, Management, or a related field preferred, or equivalent combination of education and experience.
