About the Job:

We’re looking for an experienced Senior Land Acquisition professional to support the continued growth of an established residential homebuilder in the Charlotte, NC market.

This role is focused on identifying, evaluating, negotiating, and securing residential land opportunities, working closely with division leadership, land development, finance, and other internal teams to build and maintain a strong land pipeline.

This opportunity is ideal for someone with a strong background in residential land acquisition, underwriting, due diligence, entitlements, deal structuring, and negotiations who understands the Charlotte residential market.

What You’ll Do:

• Identify and source residential land acquisition opportunities throughout the Charlotte market.
• Build and maintain relationships with landowners, brokers, developers, municipalities, and other industry contacts.
• Perform financial analysis and underwriting on prospective land opportunities.
• Prepare and evaluate pro formas, market analyses, and deal structures.
• Manage the due diligence process for potential acquisitions.
• Negotiate LOIs, purchase agreements, contracts, and deal terms.
• Evaluate zoning, entitlements, utilities, infrastructure, and development considerations.
• Coordinate with land development, finance, construction, sales, and division leadership throughout the acquisition process.
• Present potential land opportunities and recommendations to company leadership.
• Manage acquisition opportunities from initial sourcing through contract and closing.
• Monitor the Charlotte housing and land market to identify new opportunities and support future growth.

What We’re Looking For:

• Strong experience in residential land acquisition, real estate development, or homebuilding.
• Proven experience sourcing and evaluating residential land opportunities.
• Strong understanding of underwriting, financial analysis, pro formas, and deal structuring.
• Experience managing due diligence, entitlements, contracts, and negotiations.
• Knowledge of zoning, utilities, infrastructure, and residential land development.
• Experience negotiating LOIs and purchase agreements.
• Strong relationships within the Charlotte residential real estate and land market are highly valued.
• Excellent communication, negotiation, analytical, and relationship-building skills.
• Ability to work cross-functionally with land development, finance, construction, sales, and leadership teams.
• Strong organization and ability to manage multiple acquisition opportunities simultaneously.
