Maintenance Technician Job Description

Role Description:

The Maintenance Technician will be responsible for assisting the Maintenance Supervisor in maintaining the Association's maintenance operations to the highest standards, including performing service functions for the building and residents.

Reports To: Maintenance Supervisor/ Assistant Manager/Site Manager

Supervises: None

Maintenance Technician Job Description:

To ensure success, the maintenance technician should display strong problem-solving and decision-making skills with an understanding of building maintenance, repairs, and cleaning. The candidate should be knowledgeable about building and equipment maintenance and should possess communication, organizational, and time management skills.

Maintenance Technician Responsibilities:

Assist with overall property maintenance to ensure a clean, safe, and well-maintained community.

Inspect the site daily to identify problems and necessary maintenance.

Ensure work orders are completed in a timely and thorough manner.

Comply with all on-site health and safety regulations and practices (OSHA).

Assist with conducting preventative maintenance work and follow-ups on maintenance and repair work.

Assist with creating a preventative maintenance program for all building systems.

Assist in the performance of simple plumbing repairs, replacing faucets or washers; repairing toilet flushing devices; clearing clogged drains, and tightening leaking pipe joints.

Assist in the performance of preventative maintenance on air conditioning units and other facility equipment.

Learns the location of all riser shut-off valves.

Maintains all pavements, including sidewalks, curbs, driveways, and parking areas, including power washing, snow, and ice control.

Provide property coverage and respond to emergency calls.

Maintenance Technician Requirements:

• High school diploma or equivalency preferred.
• HVAC or other training or certification may be required
• Minimum 3 - 5 years’ experience in building trades, repair and replacement maintenance, or handy work, preferably in a condominium
• Knowledge of electrical, plumbing, mechanical, and carpentry trades, including painting.
• Must be able to operate tools and equipment related to facility maintenance.
• Highly effective interpersonal skills, strong customer service, and communication.
