The Role Leasing Specialist – responsible for leasing, marketing, and maintaining positive resident relations within the community. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce. An Aptitude for Connecting – Must possess a strong sense for creating a sense of community, and the drive to go the extra mile to create a positive experience for all residents and staff. Build relationships with vendor partners, regulatory, and social services partnerships, adopting a collaborative approach to create consistent, favorable circumstances that foster success for the organization and the communities. An Authentic Attitude – Consistently demonstrate an open and professional attitude and approach when accessing and resolving resident and staff concerns, seeking resources throughout the organization via support services and senior leadership. An Approach that is Positive and Professional – Demonstrate active listening and ensure that each resident and staff member feels seen, heard, and valued while resolving challenges. Qualifications 2+ years of sales and/or customer relations experience Experience with low‑income housing and tax credit programs is highly desired Bilingual (English & Spanish) highly desired Thrives in a fast‑paced environment Flexible schedule that may include evenings and weekends Solid computer knowledge (Word, Excel, internet, e‑mail) Working knowledge of Yardi Voyager Property Management software Key Accountabilities Greet and qualify all prospects Record all telephone and in‑person visits on guest cards Inspect models and available market‑ready units, communicate service needs to the Community Manager Apply product knowledge to prospect needs, communicate features and benefits, and close the sale Have prospect complete application and secure deposit per company procedures and Fair Housing requirements Update availability report and process applications for approval Ensure the apartment is ready for the resident to move in on the agreed date Follow up on prospects that did not close and attempt to close the sale again; if unable, refer to sister communities Secure new resident signatures on appropriate paperwork prior to move‑in; orient new residents to the community Assist in monitoring renewals, distribute and follow up on renewal notices Administrative – Type leases, complete paperwork, input data on Yardi accurately and timely; maintain current resident files; distribute notices; keep accurate monthly commission records; assist management with additional tasks; consistently implement policies Resident Retention – Receive all calls and visits, listen to resident requests, complete maintenance service requests, answer questions about community and operations, follow up timely; ensure maintenance repairs are handled satisfactorily; maintain open communication with Community Manager and Maintenance Supervisor; contribute to cleanliness and curb appeal; assist in planning resident events and act as a host as directed Adherence to Property Management Rules, Regulations, and Guidelines – Conduct all business in accordance with company policies, Fair Housing, Americans with Disabilities Act, and all laws pertaining to the apartment industry; manage compliance file maintenance as directed by Compliance and Community Manager Physical Demands & Working Conditions Incumbent is essential staff and must report to work and adhere to all safety and business protocols Frequent sitting and walking Repetitive use of computer, keyboard, mouse, and phone Reading, writing, performing calculations, and verbal communication May work on elevated sites or uneven ground Occasional squatting, bending, twisting, pushing, and pulling How Avanath Supports You We value our teams and show appreciation through: Culture built on purpose and core values, including a commitment to integrity, a spirit of caring, and a focus on continuous improvement Comprehensive benefits – health, dental & vision, 401(k), personal time off, paid holidays, and more Growth opportunities based on achievement and promotion from within rather than external candidates Development – commitment to learning and expanding knowledge through online training, classes, and coaching Diversity & Inclusion Avanath Capital is committed to fostering a culture of diversity, equity, and inclusion.
