Job Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Property Details Property: Ascent Uptown Location: Charlotte, NC Unit Count: 300 Type: High‑Rise Stage: Stabilized Schedule: Monday‑Friday + rotating weekends Essential Responsibilities Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, credit and criminal background checks, preparing leases and move‑in packages, and ensuring a smooth resident move‑in and lease signing. Inspect apartments prior to move‑in, ensuring they are in move‑in ready condition and schedule any outstanding items with maintenance. Stay informed about market and competitor conditions that may affect occupancy and sales results; develop and implement short‑ and long‑term marketing plans and goals to sustain occupancy; follow policies related to concessions, specials, and other programs for occupancy boost. Design and execute marketing activities to create and drive traffic, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and community‑specific marketing plans, drives, and special programs. Use on‑site property‑management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure the community and show units meet the company’s show‑quality standards by inspecting the marketing corridor and leasing tour daily, communicating maintenance needs, merchandising show units, and preparing the leasing office for daily activities. Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, and cards or making telephone calls or other contacts to finalize lease decisions. Support the lease renewal program by preparing renewal letters and packages, meeting with and contacting renewing residents ahead of move‑out dates, and ensuring renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or document and convey requests to the appropriate individuals. Required Licenses or Certifications All licenses and/or certifications required by State and Local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Operate in all weather conditions (rain, snow, heat, hail, wind, sleet). Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance. May be required to travel for training, meetings, or assistance to other properties. Work flexible schedule including call time during evenings, weekends, and holidays. Compensation The hourly range for this position is $20.00 – $22.50. Base salary may be eligible for quarterly or annual bonus programs for corporate positions or weekly/monthly/quarterly bonus programs for onsite property positions.
