Mechanical Project Manager

Position: Mechanical Project Manager

Location: Charlotte OR Raleigh

Focus: Commercial construction projects (HVAC, plumbing, piping, controls, commissioning) from preconstruction through closeout.

Lead projects to be delivered safely, on schedule, and within budget.

Key considerations for hiring: ability to manage project financials and schedules, strong field coordination with superintendents and subcontractors, and experience with commercial building systems and commissioning. Candidates who have worked for mechanical contractors and led projects $1M+ are preferred.

Core Responsibilities

  • Manage full project lifecycle from preconstruction, buyout, procurement, and scheduling through commissioning and closeout.
  • Develop and maintain project budgets, forecasts, and cost controls; own monthly billings and collections.
  • Coordinate field operations: lead kickoffs, conduct site walks, coordinate with superintendents, shop, BIM/VDC, and fabrication.
  • Administer contract documents: manage RFIs, submittals, change orders, pay applications, and closeout documentation.
  • Procurement and vendor management: issue POs, track equipment deliveries, and ensure material readiness for installation.
  • Quality, safety, and commissioning: enforce QA/QC and safety standards; support system start-up and owner turnover.
  • Mentor project engineers and support business development and estimating handoffs as needed.

Required Qualifications

  • Bachelor's degree in Mechanical Engineering, Construction Management, or equivalent experience preferred.
  • 5+ years mechanical construction experience for mid-level PM; 10+ years for senior roles; proven commercial HVAC/plumbing/piping background.
  • Proven track record managing budgets, schedules, subcontractors, and client relationships on commercial projects.
  • Technical skills: ability to read drawings/specs, familiarity with BIM/VDC, and proficiency with construction management software (Procore, Primavera, MS Project, or similar).
  • Strong communication and leadership skills; ability to travel to job sites across the Houston area.
