Our Facilities team plays an important role in creating a safe, comfortable, welcoming, and well-maintained environment where Villagers can live, learn, work, and connect. Through responsive service and attention to the spaces Villagers call home, the Maintenance Technician helps support the daily life and mission of Annandale Village.

Position Purpose

The Maintenance Technician performs general maintenance, preventative maintenance, repairs, and facility support throughout Annandale Village to help ensure buildings, equipment, and campus property remain safe, functional, and in good repair.

This position responds to maintenance needs across the campus, completes assigned work orders, and supports the ongoing upkeep of Annandale’s facilities in accordance with organizational, county, state, and applicable licensing requirements.

Major Duties and Responsibilities

Facility Maintenance & Repairs

• Perform general maintenance, repairs, and upkeep throughout Annandale Village buildings, facilities, equipment, and campus property. 
• Complete basic plumbing, electrical, painting, carpentry, and other general repairs and renovations within the scope of the position. 
• Identify facility or equipment concerns and take appropriate action to repair, address, or communicate the need for additional support. 
• Help ensure facilities and equipment remain safe, functional, and in good repair.

  Preventative Maintenance & Work Orders

• Perform assigned preventative maintenance to support the reliability, safety, and longevity of facilities and equipment. 
• Utilize the electronic work order system to receive, track, update, and complete assigned work orders accurately and timely. 
• Prioritize maintenance needs appropriately and communicate delays, concerns, or needs requiring additional resources. 
• Maintain tools, equipment, supplies, and assigned work areas in a safe and organized condition.

Safety & Compliance

• Help maintain facilities and property in accordance with Annandale Village standards and applicable state, county, licensing, and safety requirements. 
• Follow established safety procedures and use tools, equipment, and materials appropriately. 
• Identify and promptly report unsafe conditions, damaged equipment, or other facility concerns. 
• Support emergency, weather-related, and other facility needs as assigned.

Campus & Villager Support

• Provide maintenance services in a respectful and professional manner, recognizing that many of Annandale’s facilities are the homes and personal spaces of the Villagers we serve. 
• Interact with Villagers respectfully and support their dignity, privacy, choice, and independence while working throughout the campus. 
• Assist with moving Villagers, furniture, equipment, supplies, and other items as needed. 
• Support the setup and breakdown of meetings, special events, fundraisers, and other organizational activities. 
• Work collaboratively with Facilities employees and other departments to respond to campus needs.

Other Responsibilities

• Participate in required meetings, training, and educational activities. 
• Maintain required training, certifications, and competencies. 
• Follow Annandale Village policies, procedures, safety standards, and applicable regulatory requirements.
• Perform other duties in the best interest of Annandale Village and the Villagers we serve.

Required Qualifications

• High school diploma or GED. 
• Minimum of two years of related experience and/or training. 
• Ability to read, write, and speak English. 
• Ability to understand and follow written, verbal, diagram, and schedule-based instructions. 
• Ability to safely use tools and equipment associated with general facility maintenance and repair.

Employment Requirements

• Must be at least 21 years of age. 
• Valid Class C Georgia Driver’s License, proof of vehicle insurance, and must meet Annandale Village MVR requirements. 
• Must meet state requirements regarding GBI and FBI criminal history record checks, including fingerprinting.
• Must pass required drug screening and tuberculosis screening. 
• Must maintain required CPR, First Aid, training, and certifications.

Physical Requirements

• Ability to perform physically active maintenance responsibilities throughout the campus and in a variety of indoor and outdoor environments. 
• Ability to sit, stand, walk, reach, climb, balance, stoop, kneel, crouch, bend, crawl, and perform movements associated with maintenance responsibilities. 
• Ability to safely use hands, tools, equipment, and materials required to perform assigned work. 
• Ability to lift up to 25 pounds independently and move up to 75 pounds with assistance. 
• Ability to safely operate organizational vehicles and assist Villagers into and out of vehicles as required. 
• Ability to perform CPR, First Aid, and emergency response duties.

• Flexible and willing to support a variety of facility and campus needs.
