Maintenance Lead – JLL Job Summary As a Maintenance Lead at JLL, you will serve as the operational backbone of our engineering team in a highly regulated lab and research environment. Your role centers on maintaining 100% uptime while balancing hands‑on maintenance tasks with frontline leadership of a skilled technical team. You will engage directly with researchers, building stakeholders, and contractors to protect high‑value assets and ensure compliance with regulatory standards. Day‑to‑Day Responsibilities Manage daily work order assignments and resource allocation for the engineering team while personally performing hands‑on maintenance, troubleshooting, and repairs. Monitor, maintain, and optimize critical building systems including HVAC equipment, refrigeration, boilers, pumps, valves, and Building Automation Systems (BAS); use system data to enhance performance and energy efficiency. Provide direct supervision and leadership to maintenance technicians: work guidance, performance management, training development, and scheduling. Maintain proactive communication with building stakeholders—researchers, lab managers, and client leadership—providing timely updates on facility status, planned maintenance activities, and operational issues. Oversee contractor activities, ensuring compliance with lab safety protocols, research facility access requirements, and the Critical Facility Work Authorization (CFWA) process. Ensure regulatory compliance with EPA, OSHA, and laboratory‑specific regulations; maintain up‑to‑date infrastructure and compliance documentation. Manage inventory of tools and supplies; prepare purchase orders; recommend facilities repairs and improvements for the annual budget; respond to after‑hours emergencies. Required Qualifications 5+ years of hands‑on experience maintaining and troubleshooting commercial building systems (HVAC, refrigeration, boilers, pumps, mechanical/electrical equipment). Experience in highly regulated environments such as laboratories, research, or healthcare facilities with knowledge of contamination control and critical uptime requirements. Proven leadership experience supervising and managing technical teams. Proficiency with Building Automation Systems (BAS) for monitoring, troubleshooting, and optimization. Strong knowledge of safety regulations and compliance requirements (OSHA, EPA, building codes). Excellent communication skills to interact with researchers, facility managers, contractors, and senior leadership. High school diploma or GED required; technical/trade school certification or Associate's degree strongly preferred. Preferred Qualifications Universal EPA 608 Refrigeration Certification or willingness to obtain within 90 days. Journeyman‑level trade license (HVAC, electrical, plumbing, or similar). Experience with CFWA processes or similar permit‑to‑work systems. Familiarity with preventive maintenance programs, CMMS, and work order management platforms. Basic understanding of laboratory equipment and systems (fume hoods, laminar flow, specialized exhaust). Experience managing contractor activities and vendor relationships in commercial or research facilities. Flexibility to participate in on‑call rotation and respond to after‐hours emergency calls as needed. Location & Work Shift Pennington, NJ – On‑site. Work Shift: Monday through Friday, 7:00AM to 3:30PM. Compensation Estimated annual salary: $101,500.00 – $115,000.00USD.
